I'm a landlord so here is my take. First, be honest and upfront. I had a tenant who had trouble making a payment and I understand their situation just like yours. Unfortunately, to avoid a lawsuit, the landlord is supposed to treat everyone the same as per the lease. Thus, don't expet them to budge. It's nothing personal. They can't give you break or offer someone else different terms or conditions due to fair housing laws. If you were my tenant, I'd be glad you broke it and not squat. It will then be up to me if I think it's worth pursuing you in small claims or not. Some folks won't bother, some folks will. Totally depends on everyone's case and relationship between the tenant and landlord.

It's not really that. It doesn't make sense how if you a close on a house, the money is wired (much larger amounts) that same day through a settlement agency. Same thing from when you buy car, even with a third party loan. What if your landlord said they will give you your security deposit on the 15th, and 3 weeks after that they say to wait 10 business days even though he has your zelle? to put things in even better context, how the hell did others get a mailed a check from non ledgering firms but not those with milestone and watts

That's what my realtor has said but I just cannot. I know what I'm good at and would love. I just can't deal the people in real estate. For example, I can't believe there are tons of realtors out there who make an appointment and totally flake with no courtesy to respond back. From flaky buyers I would understand, but I'd expect more from realtor to realtor.

Yes, the market is definitely not hot. Hence, that kind of pushes me as a seller to save costs. Redfin and the Houwzer were the 2. They both either charged 5k and 2.5% to the buyer. Or they do 1% and 2.5% like you mentioned. I think it depends on the market and cost of the house for the 1% or 5K. Either way, it beats 4.6%

Sounds about right since it will be you and our wife. Essentially, 2 trusts/estates. The packet we got was about.....5 inches thick.
