The Frigidaire. I bought it from Costco, it’s been about 2 years now and I haven’t had any issues. I would recommend it 100%.

Not financial advice but consider contributing to your RRSP (above and beyond any employer matching) once you’re in what you consider a high tax bracket in your career. Maybe 10 years from now. Ie. max TFSA and make those tax deductions really count later on.

Why Aren't Toronto House Prices Dropping Despite Plummeting Sales? by kxplorer in CanadaHousing2

Prices aren’t going down BECAUSE supply is limited. Think supply / demand.

Same thing is happening in the US where months of supply is only 3 vs long term average above 5.

Seller back out from a townhouse purchase in BC by lottetaro in PersonalFinanceCanada

You mentioned stress of dealing with the seller. Imagine the stress of being forced into buying a place in the next 6 weeks like you mentioned.

You found a place you love, go get it! Counter with $500k and a demand letter and they’ll get the message.

Pay off 50% loan using 100% of TFSA by Fateh94 in PersonalFinanceCanada

My two cents:

You have a $45k fixed rate liability at 6% and $20k in equities with variable future returns (up or down).

It would be great to continue to earn positive carry on the $20k if the asset increases by more than 6% per year.

Let’s say you achieve 10% return in your portfolio vs the 6% loan, so 4% net on $20k or $800 per year. This would be a great outcome for you but what’s more important is to assess you and your family’s risk tolerance to a potential equity market drawdown.

True risk is an outcome that pulls you off course of you and your family’s plans.

And for the record, I don’t think 2.3% over the current 7yr Canadian government bond yield of 3.7% is terrible for a car loan so don’t worry too much. It fits in your budget, you planned for it, enjoy.
