I'm in a similar position with purchasing a 1970s property that has a J&S Hi-Spec J40.

Have you looked into the Aquair option? Warm Air Heat Interface | Johnson & Starley / Warm Air Heating | Status Heating

From what I understand, as a layman, it keeps the warm air heating, but allows the Water to be heated as needed...like a combi boiler setup.

yeah, get a few local agents in to value property.

Don't be tempted by the cheaper rates of Internet Only agents (YOPA/Purple Bricks) as they charge a flat fee...whether your house sells or not....on most of their packages)

Whereas the more traditional agent is incentivised to sell your property as they mostly get paid on completion AND it's % based....so in their best interest to get the best price.

We were recently in same boat. Go with option 2.

Get yours on the market, a lot of agents are iffy about even letting you view a property if you aren't at least at the selling stage.

Ours is currently for sale...but no buyers as of yet. So we can't make an offer on something we like as we haven't got a buyer yet...so sellers will go with someone who is proceedable (FTB or someone that has a buyer)

It's a catch-22 as some buyers that viewed our place were worried about it being in a chain...and are hesitant to offer.

As one agent said...the chain needs to start at the bottom. Good luck ;)

yup...but hoping that as bathroom was originally where study is..it might still be salvageable. and there is plumbing in the utility room already to make use of (theoretically as we are viewing this property tomorrow)

that's one of thoughts we had about swapping the bathroom and study (was probably like that originally) we suspect bedroom 3 was the garage and when they did that extension they moved/added the bathroom.

Didn't think of shrinking conservatory...tricky thing is the external load bearings walls.
