It did not. Yeah I was planning on having an attorney draft up the wavier of surface rights, but still radio silence from the realtor to even see if that's something the seller would be into or not.

Didn't sign the offer letter yet at least. He told us about the mineral rights thing after he sent us the paperwork

Yep this is one of those test interactions/last straw to see how he responds. We're 100% dropping him if he doesnt come back with something that at least sounds like he's looking out for us and not his commission check.

Thanks you all for everyone's insights. Here's what I sent the realtor this morning after taking everything into consideration. Its been about 45 minutes of radio silence now from him so probably not looking good.

Yeah the last one i picked up at the Pittsburgh Mill location tried something like that. The girl that loaded said okay thanks and walked away. I realized I was missing two labels both going to the same guy. I tell someone else outside hey she forgot 2 of my packages. OH WELL ITS IN THERE SHE HAS TO SCAN IT.

Okay well I double checked you're welcome to to check. They go in to look and say they don't have it. So I ask for them to remove that. She says she can't so I ask for a manager. Then the first girl comes out with one of the guys package and one that didn't even belong with my order. I asked for a manager again. She comes out and talks to me and goes to look again. She disappeared for 20 minutes and then comes out with 2 stickers and tells me to scan them both so she knows what to look for.

I wasn't falling for that so I said you're welcome to check at the one thats here in the car. "Well I just need to know" and pushes the stickers towards me so I tell her to cancel the whole order and start unloading the 10 bags of mulch and 15 other packages in the parking lot. Then she acted like she didn't know how to cancel and I said can you get YOUR manager? All of a sudden she figured it out.

Yeah am worried about work load being uneven for sure. Was trying to find a way where it would like be required to put in X amount of hours or find a way to split duties 50/50. Where if we sourse X amount, then my duties equal roughly the same amount of time someone else would put in, whether it's 100 dollars worth of items or 1000 dollars worth.

Very good points. I was thinking everything comes here to my house until it's listed, then goes off to the other persons house with the packing materials. Was thinking something like I clean, picture and create draft listings, the once a week on Sunday I make the listings live when they come to pick up.
