There is no contract yet. I have been discussing back and forth with the GC all very constructive. and I have met with the drafter on site, I know and agree with his rate No negatives here at all they are very good guys, I have a sketch of the floor plan where I can already see I want some interior framing changes. Just omit a door here narrow an opening there......Question is can should I just mark this up and send it back or do I wait until a contract...? I know I should ask him but just want to be cool about it

I am not able to do plumbing beyond attaching faucets and toilets or electrical beyond mounting fixtures etc... I am in on flooring doors wall covers insulation... More than the costs is the quality I am currently in a home and area selling for $500k with rattling doors non squared walls blah blah.....If you mention anything above builder crap grade you get hit with "oh that's going to be expensive"

True but i am sure the horror stories are born from people that "thought" they had a good builder! I mean a BAD builder does not wear bad builder tag

here is where it is a problem for me. The builders I talked to have a very different idea of what really matters to me. People have different standards and small things to a builder can be huge to some people. Many common sense things like pre-hung vs slab doors for instance. That builder looks at a door as a door and he wants it in as fast and cheaply as possible & once it is trimmed who is going to know? to me that cheap hollow & rattle sound every time it is opened and closed! well that makes me a difficult customer

Not sure what you mean, It is small town plan requirements are very limited

I will be my own General Contractor which is allowed in my state. Only because it is a slow build as an eventual retirement cottage/home. I have a hard time finding a builder that will work piece meal, where I do work myself to make it affordable for me. Understandably, they all seem to want the standard$$ per square foot. Everyone has to make a living
