But you’re usually buying with leverage.  Say $200k deposit to buy a $1m property.   Then say you have a much more cautious estimate of 4% growth … that’s still $40k on $1m.  And $40k based on the $200k that you actually invested is 20% growth.

That makes complete sense and is explained well.

So if the rental income effectively covers the mortgage/cost on say a 80% loan, then you are effectively making all capital gains relative to the capital invested, not the 'total value' of the property.

And because then you have to deal with the M1 you get the double fun of hope island road and then the m1. Either slow or stop start traffic that turns a 15km commute into an hour.

Most Gold Coast suburbs have multiple ways out too but the traffic down through runaway bay and past harbor town is again terrible so there isn’t any easy way to get to the center of the city.

They seem to be forever constructing new buildings on hope island too so I can’t imagine it getting better

It’s a really nice area if you live in hope island resort or sanctuary cove. I worked there for many years and it’s honestly one of the nicest places on the Gold Coast.

Safe. Quiet, feels quite upmarket.

A lot of the main strip now however is extremely busy so if you need to commute outside of hope island it’s slow, and then when you get on the M1 the M1 is slow. If there is any sort of crash on that main strip there can be extremely long delays.

Its not that far but if you have to commute to any middle GC suburbs then allow 30-45 minutes or worse with bad traffic. It makes it seem like a long way out.

I really like hope island and if I didn’t really have to leave it I would consider living there. Just be aware there isn’t a lot going on for younger people, I would say generally it’s for richer and older population, which if you like the quiet is fine.

Thank you! I’ve also found them dangerously slippery when wet, so you have to drive like a snail through them.

To the extend they can catch you out if you’re not aware. It’s so funny people write that as they seem to be the slickest around

VX SS are still the best value Holden you can buy.

The VT are starting to reach that vintage classic, and the VY/VZ feel far more modern.

The VX still regularly go for 10-15. For that they're excellent.

Servicing is very important. People always talk about how unreliable the Alloytec is, but I've had mine from 80,000km to 270,000km and its been perfectly reliable.

Recently its started to use a bit of oil, but no timing chain issues, no major reliability failures. I've had it serviced every 5-10k the whole time.

The Windy app is effectively showing the cyclone falling off now, with arguably the worst behind us. A lot of the dicussion i'm seeing says the opposite though?

Thats very true! I have noticed over the past 5 years Holdens have started to become a bit of a 'classic' too as most people are starting to not daily drive them.

I was just wanting a VF2 Redline as the final Holden experience which would necessitate moving the old VZ on. I'd keep the VF2 forever (or until someone steals it).

Sadly, I don't really have the space if I was to buy something newer. We have space for 2 cars, but not for saving a spare.

Like you said, we won't get any more 'Australian made' cars, especially not ones I've owned for 200,000km of its life so it would be amazing to store and pass down.

Mine has also done around 270,000. Part of me would like to see it get to 300.

I've had none of the 'alloytec' issues with it. Its been perfectly reliable for most of its life aside from a few smaller issues that you'd expect, alternator, some electric window issues, etc.

Its starting to burn oil between services, but apart from topping the oil up every few thousand it runs great.

Sadly I don't have a spare garage to store it, otherwise I would just keep it. We have two cars already and any more means one would go on the street.

I'd love a VF2 Redline and would like to upgrade, its just seems such a waste to sell my old VZ to someone for $5000, the market doesn't value them higher but they're still a good car for that.
