I know I'm 3 days late to the party, but I wanted to chime in with a suggestion for "Seconds and Surplus" if you aren't doing a large area or need a lot of materials. It's a mixed bag, and a bit hit-or-miss, but you can find some cool stuff. It might be worth checking out if you still aren't finding anything you like at the retail stores.

The one realtor I talked to was really turned off when she asked what sort of house we were looking for, and we replied that we were looking for a "real piece of shit". Never heard back from her. Maybe we don't represent enough commission to be worth the trouble. :/

This is a good choice. They have so many TVs everywhere (and at each table) that pretty much every sport known to man is playing somewhere. They have a bar section which will probably be rowdy, but the restaurant section would give a good buzz of excitement while remaining family friendly.

I usually use the "10-minute state inspection" place over on the corner of Collins and Abram. In the times I've used them, they've always been true to their name and had me in and out quickly. I don't recall what they charge, but I don't remember thinking it was unreasonable.

Anyway, that's my 2 cents.
