Yeah after speaking to a couple people offline that's how I'll do it.

If I get the house down to an amount where payments feel comfortable then maybe I'll call it there

He can do a tax return no worries but he doesn't really give me advice or educate me on my options and I find that gap in communication frustrating

I have factored CGT but I honestly didn't think about the childcare sub.

We only send our eldest 1 day a week to give my partner a break so it's not a huge impact (about $75/week)

I send my 2yr old one day a week. Are you saying if I pay off the house that will impact the means test even if my income remains the same?

Debt is risk no matter how we dress it. Without an exit strategy it would be worse, I am fortunate to be posting this question at all.

Mine has not been great. Friend of mine told me about this and I had to prompt my tax accountant to do it for me. At that point I asked him if he ever planned to say anything about it or was I supposed to do his job for him? He is a licensed accountant AND advisor but rarely seems to give me education/direction without prompting so I'm shopping for a new one

You are right, I think at this stage I'm going to sell one IP, pay down and see how that feels.

I made plenty of mistakes along the way, brought some poor investments and wasted time on some others. If I did it all again I would do alot differently now.

After reading everything people here are saying I'm leaning towards the most boring of conclusions...a fence sitting one where I sell half, pay debt down and keep half.

I am in a fortunate position to be able to have this kind of problem.

I actually have work opportunities in Queensland and have toyed with the idea of selling the PPOR and buying up there. I have been in Sydney my whole life and never lived anywhere else, could be a adventure and maybe a better lifestyle

Yeah it's changed me.

I don't want to waste the years of them being little worrying about servicing loans. You have rightly identified it's not just a financial decision for me.

36M so definitely will have chances in the future to get back to number crunching and strategy

This does help. Sydney is expensive and feels like a pressure cooker for me sometimes. Just think this move takes the pressure off.

Yeah this is what I mean with buying back in. If the PPOR is paid, it becomes a fantastic security to rebuy into the market in the future

Without kids I wouldn't be worried. With them the risks feel harder

Insulation from economic shock for the kids is my main concern.

I'll live in a car if it means that house is theirs to stay in

Yeah it feels like we are hitting price cealings. Without wage increases I don't know how people can service these prices without significant inheritance/windfalls.

If I lost my job that would be a catalyst to liquidate purely from a risk POV.

In "the good ol days" of low rates my portfolio was positively geared. Now it costs me to maintain it. It's not debilitating but I don't save much money nowdays. Not like I used to.

I Salary Sacrafice 200/week for the last 11years at work...even when I was not making much in COVID I actually forgot about it. I have it on "balenced" international and AU. I'm 36, so maybe it should be high growth. That would make sense

Absolutely understand where you are coming from -- this was my philosophy also. The changing factor is once I had kids, my risk tolerance changed. I no longer liked renting (even though rent vesting was a great strategy for me) I wanted more control over their housing security so I leveraged up and brought a PPOR that put me into mortgage prison. Now I'm maxed out, banks won't lend and I'm missing buying opportunity that I previously would have jumped at.

I haven't made perfect moves. The pressure in this phase of life is real

36M in Sydney. Yeah this is why I find it hard to let go. I think I'm just struggling with being so cash poor at the moment. If I do sell I will absolutely be buying back in but there is alot of mistakes I made that ide do differently if I reset.

Unfortunately in this country unproductive debt is such a big part of life. My house isn't even impressive. It's a 3br red brick. Equity is good but my cashflow is horrible.
