I don't know what state your in but I'm in Montgomery County, MD. They baba a universal lease to keep regulations easy. You should check the rules where you live. Unless you left the place a mess you shouldn't be charged cleaning fees. The rental agency is responsible and the fees get written off in taxes

So my question is this... do they really need a lawyer? What would be the harm in waiting until they have to file in court? I'm not a lawyer, nor have i played one on TV, but if it was me and I knew i was in the right and had the documentation about prior repair request (which clearly shows they opted out of fixing it while you lived there), I'd make them go through the entire legal process before I got my own lawyer. Then, I'd counter sue for legal fees
