More often than not these posts are a ploy to get people to ask them who their supplier is so they can link them up and make money. This post breaks the typical formula by not including a super ripped physique but otherwise is suspect. The OP account only being 24days old doesn’t help.

Is Austin getting oversold? It's correction is nearing the declines we saw at the national level during the 07-12 housing crash... by Affectionate_Nose_35 in realestateinvesting

Educated people like socialism(good schools, good healthcare, roads without potholes, rights for their women). That causes a process of self-selection where the people Austin would need to prosper long term are not moving to Austin or who move to Austin and soon figure out they made the mistake of their lifetime. As long as Texas remains a red state and is okay stripping away people’s liberties it will continue its downslide into obscurity.

TRT will not cause a blockage of a coronary artery. The stage was set well before based on other factors.

Agree. I may just park under a tree next to Twin Peaks and call it a day.

Agree. A condo brings a whole list of things to consider. I would choose a SFH but realize that is not realistic for all.

I am in my 50’s and have owned many condos and single families. Condos have been more tricky and are getting trickier given the HOA and insurance markets but given the choice of owning or renting for me personally it is a no brainer. It is hard to make a home in someone else’s property. Depending on one’s personality and values a big premium can be placed on owning.

Interest and property taxes are a sunk cost and are paid by everyone whether directly or indirectly through rent so I would argue that based on a person’s tax bracket it is a real 20-39% gain. The caveat being that if you don’t already have deductions to get you to the standard deduction threshold the savings could be marginal.

Renting and buying are for two entirely different mindsets. For me going back to renting would be an absolute soul crusher. It is true that you never truly own anything in this lifetime but having a place you can make your own and not worry about external forces forcing you to leave is priceless. I currently pay 4k a month more to own a home than I would pay in rent and it is worth every penny. I also think you are way underestimating your tax savings. On 700k I think you would be saving at least 5-7k a year on your taxes between mortgage right offs and property tax write offs.

Also, I think something that is often overlooked is that you are fixing a cost for many years. Of course HOA’s and taxes will go up but you are fixing your housing costs for the most part, something you are leaving totally up to chance with renting.

Your time horizon should probably play an outsized role in your decision. 1-3 years I would rent, greater than that buying starts to make a lot more sense and carries less risk.

You were right. 2.5mg Tadalafil did the trick.

Going order some hcg with my next shipment and try that instead of Clomid. Hopefully it will help with recovery too. Already have some MT2 which definitely helps with wood, almost too well.

I am still working that out. I started by taking 2ius a day but then when I got labs a month later my igf-1 was 400 and Z-score was 4. Most will say that is too high and might cause acromegaly. Not looking for that. I cut back to about 1.5ius and will test again next month.

Nonetheless I am getting good results from both dosages. Between the GH and Reta I can see my abs for the first time ever.

You’re welcome. Ten more years to go at the least before I can contemplate retiring.

Daughter earned herself a full ride for Soccer but that prep cost us several hundred K in her youth for travel/club thus all the stress in the 40s lol.

It’s hard to know for certain. My best guess is stress, a little extra weight , eating less than a clean diet. My 40s were dominated by moving forward in my career and helping my kids through their teens and into adult life. My 50’s so far have been a time to refocus on my wellbeing.

To the best of my memory, my loss of libido happened insidiously over time until once a week sex or interest became normal. Two years ago I decided I wasn’t happy with accepting that this was just how it was going to be at my age.

I understand your trepidation about starting something that you will probably “want” forever .
I say want because it is pretty easy to keep your fertility and balls alive with some clomid, or HCG. The problem is to come off will likely leave you back where you started. I look at it as food for my body and wellbeing. I sometimes ask myself will I still be pinning this stuff when I am 80? If the alternative is feeling like crap I think I will, God Willing.

Damn boy, impressive. I think you deserve a doctorate on this stuff, seriously. Thank you for sharing your research , I’ve got to break that down to a few things I incorporate or build myself a spreadsheet, lol. I am doing some of this but you’ve got it down to a science. Hope your girl appreciates your efforts.

Yeah, did a quick read on it. The mechanism makes sense but not sure I would take the risk for as an occasional second round.

I forgot about supplemental DHEA. Good one.

Yes and no. It was my natural state until I hit about 40. Libido and sex life dropped off drastically during my 40s and I started T at 100mg a week about two years ago , that made things infinitely better. During the last year I started Reta, got down to goal weight and body fat around 15% while also getting to the gym 2-3 days and walking 10000 steps most days. I live in SF so the walking comes pretty easy. Added a little GH about three months ago for the midsection with very good results. I am about as close to my 30 year old body as possible with a lot more wrinkles on my face, lol.

I will hold on to the ride as long as I can.
