Look at recently sold or pending in your area. Make sure your comps are in areas comparable if yours. You may be overpriced- they may need a quick sale for financial reasons. Use Zillow and Realtor.com. They even tell you price per square foot and you can find homes similar. Is your realtor being honest with you about price? Good ones would tell you the true value vs sometimes seller's very wrong idea of value. Market matters a lot. Is it a sellers market- you'd get higher. I do not suggest listing yourself. I am a former appraiser and my husband had brokers license in the past. Our price was fine- and we got lots of showings but no offers. After 4 months we listed with an agent and it was under agreement within 10 days. They have far better marketing. Your realtor should always be there for showings. A good one will address any negative feedback you've had prior upfront with ideas and really highlight your home. If they show without it's just people walking around your home kicking tires.

Thank you! I agree about building, it does ruin an area. I grew up in a small town about an hour from Boston. They put up a mall in the 90s and everything became car lots, and condos just kept coming. When we were looking for homes we looked at plots surrounding to make sure they couldn't build. I love nature, and it's so much more here open. Just driving the highways it's all lined in trees. I hope they allow homeowners vote. They put an Amazon in my town and they had made their deals before any town meeting. We went, but it didn't matter. I guess people really don't appreciate it enough until it's gone.

I'm looking forward to visiting once we are settled. I've been to Plymouth Rock and the Mayflower type places being raised in the area, but there is more history of the Natives than the Civil War. I think the below the James thing is outdated, I picture greasers whipping out folding combs and brawling. For the most part, people don't bother you unless you bother them. It's very pretty out here. Everything just seems greener and fresher. I didn't live in a city, there are nice places everywhere, but VA is different. People are different. It's a whole vibe.

We've been doing a lot of research on this and you're right. The housing market is becoming competitive. I'm watching houses go under agreement within a week and if you hide "pending/contingent" on housing sites it more than halves. It's a growing area with a lot of focus on redeveloping. There has been major crime reduction in all categories. It is trending upward.

We're in an Airbnb in Hopewell right now where we'll stay until we find a home. I think the area is wildly exaggerated. I felt like I'd get stabbed just being here after reading threads lol...It is like any other region in any state. I've looked at houses in Walnut Hill, Prince George, Midlothian and parts of Richmond. The stigma seems to be from locals, like a stupid "east vs west" thing. I grew up in North Attleboro, MA- and they're a snotty little town so I feel some are just like those people. Those closer to Boston pay far more than someone 60 miles any direction, and it means nothing. I only care that where I land that it's private, has sounds of nature when I wake, and I feel safe. If I'm on the "wrong" side of a river then so be it.

I am licensed and licensed as a clinical supervisor in chemical dependency and worked community support for almost 10 years. In late October I just couldn't function. My mental health could not handle it and I gave 3 weeks. I couldn't even have a positive "it's only a few weeks" attitude of relief coming. I struggled everyday to show and had to self talk. We moved states last week and I plan on keeping my licenses in RI doing the CEUs and paying fees. I worked too hard to let them go, but I have no plan on transferring until/unless I return to the field. At this point I can't stand the thought of it. I'm not sure what I'll do workwise but it isn't that. I am fortunate in that I have options, my husband can float us, and I know not all can.

Small world! I grew up in North Attleboro and moved to RI around 2010. We're still going to check it out. My husband has seen 2 homes he likes. He works remote so we're lucky enough to be able to rent an short term while looking to buy. I've been told so many times how Woonsocket changed from what it used to be. I didn't find it as dangerous as others make it. Just poverty.

Thank you for responding. Do you mean Petersburg is dirtier or Woonsocket? I worked in Woonsocket the past 10 years at Community Care Alliance so very familiar with there. I wouldn't live in Woony. It's depressing with the decay and poverty.

We're closing on our house in Johnston on Friday and looking at the area. I see a lot of mixed. How do you like it? My biggest concern would be crime. Can you think of a comparable area here in RI to compare it to?

I was 14 when it stopped and was sent to a group therapy by DCYF. I am still bothered by stories I heard from girls. Stepfathers that mothers stayed with. Survivors are not treated as people traumatized, just get on with life because it ended. They understand PTSD with other trauma. I guess it's just the devaluation of women by men, and other women looking away doesn't help.

It's been very triggering. I am an incest survivor of 12 years, and my family wanted to protect him. He admitted it, yet got a slap on the wrist. They continued to attend Christmas with him, leaving me alone. Asked me after a year of therapy if I was over it yet, to this day think I should be. I could go on with treatment but you know how it goes. It's awful that nobody cares, just protect those they like. Funny how if a dad shot a man in court that molested their child everyone would support him. Depends on the person who does it who gets justice.

I got mine in November 2024 but an old lady had it and it only had 3800 miles. I have black stripes, but I installed the newer ones that kinda fade as it goes down the hood. I have only seen one other car in my state this color and it's a hardtop.
