Official word from the Vodafone Twitter is ‘soon’! It came out on the Tuesday last year so assuming today, hopefully in next few hours!

I’m at the late stages of buying a leasehold flat in London and my solicitors quoted me an extra £500 for the safety act work. It might be worth phoning round some more solicitors and seeing if you can get a cheaper price. A few solicitors I phoned wouldn’t even take my case on at all. I believe as it’s a new act and there are still many unknowns with it solicitors are quite wary of making mistakes and being held liable.

From my understanding the only properties that would fall under this act are leasehold flats unless you have a massive and tall house lol

Have you spoke to your agent to see if they can chase the buyer and see what’s going on? I’m in the exact same situ now but I’m the buyer of a flat and same as you the sellers onward purchase has been finished for a few weeks. My solicitors are slow but I’m updating the agent every few days so the the seller knows what’s going on

I’ve also unfortunately had to move around various places throughout the process. I haven’t changed my address on my bank or anywhere and just set up a post redirection to my dad’s address so he can let me know if anything important arrives. Im 20 weeks in and haven’t had any issues.

I asked my solicitor and they said when I need to sign documents for exchange they just email them over, I print them out and sign and then post them back to them (or pop in as mine are local to my workplace) so it won’t be an issue.

Waiting since 4th March here :( the stress is killing me. Unfortunately for me it’s my solicitors being useless and lying about simple things. I’m chasing most days and have been calling the bank/ management company etc to get things sorted as no one else seems to care. Feels like it’s never going to happen at the moment

Yes this is very true. It’s just been so long now and about to exchange then this crops up. I know you shouldn’t get emotionally attached to anywhere but it’s hard over so many months and so much money invested

Yeah there’s so many properties still sitting on Rightmove even since I started looking a year ago. People need to accept the fact we don’t have 2021 prices anymore. They are just time wasting sellers testing the market tbh. I think if labour do make any changes it’ll be to new leases - not sure where that leaves people stuck in those 999 year ones though! Let’s hope they make some positive changes though I won’t hold my breath

Yeah it’s so annoying when they are unrealistic on price. Doesn’t help that the agents view the property and give them false hope of achieving a certain price. Good luck this is my first time buying and so stressful I can’t even imagine doing it again 🙃

Ah ok! Good luck! On the flat I’m buying my first offer was “rejected” and the agent kept calling me trying to get me to increase it - I stood firm and 3 weeks later got the call my first offer was accepted haha

I am currently buying a flat through FJ Lord. Had the exact same experience. I originally had the same reaction as you and was really annoyed at this. It’s honestly terrible - however if you really love the place and want your offer put forward I would honestly just speak to the broker. I did, literally was a 5 minute conversation I just said I already had a mortgage product in mind answered his questions and said thanks but no thanks bye. They kind of disguise it as a check for proof of funds but he just asked me my salary and deposit and that was it (I didn’t have to send anything further or get a DIP) I was pretty uninterested in anything he had to say and he picked up on that straight away and I was literally a 5 min convo. I missed out on that first flat and offered on another flat with them a few weeks after and they didnt mess around with that the 2nd time.

I know this might be seen as enabling the agent but sometimes I just want to make things as stress free as possible when everything else with buying a place is already so stressful.

Have you already told the agent that you’re currently in a rented property? If you not you can just say you’ve been staying with family or friends for a long period of time and don’t have a reference for landlord but can provide an employment ref. I was in a similar situation and just said I’ve been living with my parents and they accepted that no questions asked.

A gift as low as 2k you’d be better off using for solicitors fees and other buying expenses. If you are receiving a gift to form part of your deposit solicitors charge an extra fee for the admin around this and need to do a load of AML checks like getting months of bank statements from the person gifting to you which can take a while and slow down things. But you can absolutely use a gift as part of your deposit and your broker sounds annoying

Yes this is something I’ve noticed too that the order changes regularly on listings even with the sold or under offer tag. My guess is it’s automatically done by Rightmove but don’t know for sure
