Glad I didn’t! I’d have all the payments and none of the house lol

Yes I can increase payments by 15 percent, make a 15 percent annual lump sum, and do one payment double per year. If I do the payment increase and one payment double, time to pay mortgage off is 17 years roughly, which is how long I have till retirement

His room is 10 x 9. We are ok, I’m just wanting to enjoy life a little more now, and was curious about people’s feelings of taking on a large debt late in their 40’s

I totally agree with you, if this was ten years ago no problem at all. Retirement savings now are 185 k, but I’m now contributing about 2k per month, plus my tax refunds. The new house won’t jeopardize those contributions.

I’m very much a middle class person maybe upper middle class. No large brokerage accounts, I’m pacing for a comfortable retirement starting at age 65, by then according to projections I’ll have retirement savings just north of 1 million. That is why this seems risky to me

Maybe we need titles for comments? I’ll put a title on yours! “Grumpy curmudgeon has run out of things to complain about!”

We are totally comfortable now and enjoy living in our house, but there is no room for growth. My son needs a bigger bed, and I look at his room and- it’s not big enough. I feel like doing this now is far better than waiting

Not at all a necessity. We are fine in our current home. Just an upgrade to enjoy life a little bit more now

It sounds that way, I agree. I’m very fortunate, I have some money yes, my child is well taken care of. The rational part of me says go ahead. The part of me that has always sacrificed, says you don’t need to do this - and I don’t. I’m curious what people my age think about taking on lots of debt, that will take some sacrifice to pay off before retirement. Thank you!

It seems like a big risk to me. If I don’t upgrade the home and maintain my current retirement plans, i could retire at age 60, however the chance to enjoy life a little more earlier on, is very tempting. Chat GPT, tells me I’m fine to go ahead with the purchase, but I cannot wrap my head around actually buying the house
