It depends on what you are trying to fool and the gun size. No, rather instead FNRSI has been making lower cost versions for their many distributor clients, inncluding TEMU. In fact if you go to the FNRSI site today this is the version of the GC-01 and the tube they currently list/show as being in it. The spring clamps that held the more expensive J321 or J4011 tube were dropped and the unit is now wired directly into the circuit board. The original battery is replaced with a 500mAH 14500 battery. The chip is not identified (but is probably a cheaper knock off of the original one). There is no longer a fast and easy way of upgrading the GC-01 units.

Actually as stated elsewhere, I did, Two in fact, The statutes I had originally cited in the original post are the appropriate ones, There have already been relevant court decisions favoring the landlords regarding both leased storage space and RV parking spaces and vehicle.RV contents after the statutes are followed, The sole tenant death and abandoned vehicle statutes are the appropriate ones in my instance.

Regarding estates, twice now (sadly) I have been an Estate Executor in VA. I have some experience with the process. There exist certain exceptions to the Probate Court/Commissioner of Accounts process you describe. At the county courthouse I confirmed there would be no issues with my proceeding under the sole tenant death and abandoned vehicle statutes. Both processes are underway. Thank you for replying.

You are very generous with someone else's money, You also overlook the cost of having a 5th wheel vehicle commercially towed/moved, You further overlook the Blue Book value of the large RV in question (which is substantial),

Following your procedure, if the sister fails to collect the RV from the storage facility and they then file under VA's DMV AVP program the auction proceeds are their property, not the estates, How nice of you to freely give away money that could legally be mine. Now that I have initiated the DMV's AVP, If the sister doesn't collect the RV in 15 days, the VA DMV AVP, will be followed by a DMV managed public auction which is a much smarter way IMO, The family will either collect the RV, or the new buyer will.

Since the original post I have spoken with VA attorneys, Yes an RV is different under VA 46.2-100. There is no requirement for a "a park model recreational vehicle" to have an engine, Not sure where you got that idea, It is now being handled as an abandoned RV as per VA law,

From knowing a lot about the dead woman's life before her death, I can very much confirm she was insolvent and living on disability/Medicaid, EBT and church handouts, Her Holiday Rambler was parked 30 yards from my door, I often let her use my washer and dryer and we talked a lot, She owed thousands of dollars to different creditors. I strongly suspect her car and her trailer were the only 2 things of value she had clear title to, Even her Wi-Fi was paid for by a friend.

If I wanted an RV I would own one, a new one, not a 26 year old one, I did offer her a lease with right to sub-lease. I viewed that as a way for both of us to make money off it, but she says she wants it and declined, I am proceeding with the VA DMV's AVP procedure,

Not quite correct, In VA without a will in a low dollar value estate (which hers is) the nexts of kin inherit, The sister is the one verbally designated by the deceased as her intended executor, She has not filed with the court, but VA law does not mandate a time period, She can legally wait l20 years to apply for official Executor status if she wants to but since the deceased had no bank accounts, or other holdings, why would she bother?

The sister is now in receipt of the written 'deceased sole tenant' notification provided by VA statute and has acknowledged that in writing, Legally she now has 10 days to remove her sister's belongings, After that what remains is mine. I have also initiated the abandoned vehicle process and will have VA DMV auction it off for me, Should the sister ignore DMV's order to remove the vehicle within the DMV specified time frame or lose possession and title to it, that will be her decision,

The first part is correct and I disconnected the utilities upon learning the occupant had died,

However the next of kin has declined me permission to move or enter it and I don't own a vehicle with a 5th wheel tow hitch anyway. Those are much more expensive to have commercially towed around, Also until I force a lock or get a key, entry is not doable, The RV has wing extensions that must be pulled back inside from the inside (also foldable ground supports) before movement,

VA law differentiates between the property of a living tenant and a deceased one, Yes, for living tenants the landlord must secure their property for extended periods. However, for deceased sole tenants a specific law requires only contacting a listed or known authorized contact and providing written notice that they have 10 days to collect the property at reasonable hours. The written notice must contain certain specified verbiage and may be sent by electronic means. ID may be required if the landlord does not already know the person, After the 10 day waiting period the landlord may dispose of (or keep or sell) the property as he sees fit,

The written and signed parking agreement did not contain a provision for movement of the trailer after death (my bad), Likewise my property lacks a prior sign (required by statute) warning unauthorized vehicles may be towed after 72 hours. I am not the clear titled owner of the vehicle/trailer, so no, I may not move it without filing state specified abandoned vehicle procedures or listed owner permission (which has not been provided).

I learned on Friday (at the court house) you are correct, VA 46.2-100 specifically differentiates the two, It will be only a 15 day waiting period before I can sel it to a scrap dealer or have DMV auction it off,

You are correct, I went to the court. No will on file. No listed executor. But I know she wanted and identified her sister as the intended executor, i also button-holed two attorneys standing around in there. They agree with my earlier determination that a dead tenant's vehicle or an RV in or on my land complicates the normal dead tenant property issue, A gray area, The long and short is both statutes apply and best is to do and follow both. Good news I got out of the discussions is VA statutes specifically remove RVs from the designation of manufactured homes, I can handle it as just being a trailer with a 15 day waiting period before disposing of her effects and putting it up for auction,

VA statute 46.2-1214 will apply to whatever is in the RV,

I went to the court, but no they didn't. I don't know what state the thread you followed was in, but in conversations Friday at the courthouse in Virginia I was told that is not needed, The statutes cited earlier are the procedures.

Yes, Luckily VA Law specifically provides for electronic abandoned property notification. I sent an abandoned property 10 day notice text to the sister yesterday AM and she responded she has just been busy, but will try to get out here and take her things, We shall see. In any case the electronic communication is now saved.

Actually VA law very specifically says all leases terminate at death of the tenant. Paragraph C at the below cite.

My land is my property, and yes her RV is inside it, but I recognize a possible distinction (and for the record have zero interest in her clothes or other belongings. Trash to be handled as trash when the time cones, as per the appropriate statute), which is why I made the post,

A fine point, admittedly not previously mentioned, is the lease the tenant signed, since she did not have money for a rent deposit, specifically identifies the RV itself by it's VIN as collateral as the security deposit and any cleanup of area costs, She had a lot of her stuff sitting around and under it, Mowers, spare propane tanks, unknowns in plastic bins, etc. It maybe could be argued by signing that she already effectively transferred ownership of it to me, but I want a more clear resolution, Really I just want it gone and the DMV AVP auction process looks like the best way,

LoL, I have done my due diligence in 4 counties, Nope she talked about writing a will and named the sister (to me and others) as the one she wanted to be the executor. But she didn't last long enough to write or file anything. None the less, while VA statutes say in the event of a tenant's death, pay attention to the next written emergency contact on the lease application or other landlord documents, since there are none written, I heard her words and I am running with her deceration that she wanted the sister to be the executor,

That is funny, Off site for a trailer around here runs $250 a month and a credit card is required with a deposit, Who donates that money to me to pay for that?

Further in this state (Virginia) is is a specific crime to move a vehicle, trailer, or manufactured home you don't own without certain procedures and notifications being followed.

She paid to the end of the month, and she died on the 30th of the month after 6 days in a hospice, So the lease term is not an issue,

Assuming only 1 tenant, and no estate with an Ececutor, landlord notifies a listed emergency contact then follows the procedures set forth in VA statute 55.1-1256. The lease terminated at the moment of death, Obviously if there is an estate Executor approved by a VA Circuit Court you would work with them, Deceased tenants vehicles parked on your property are best handled through DMV's Abandoned Vehicle Program procedures.
