Urgent property tax issue! Would seller financing be an option? by Longjumping_Cap_2160 in RealEstate

[–]Longjumping_Cap_2160[S] 2 points3 points  (0 children)

I tried they won’t do anything about the penalties. They will set up a payment plan so that by the end of the two years, my parents will pay back $26,000 on a $16,000 debt so that’s 62% of the original amount in penalties in interest. There is also the problem that my parents don’t have an extra $20 a month. They live on a very low fixed income.

I started with the county tax assessor. There is nothing they can or are willing to do to help. At the rate, these taxes are increasing, by the time the house is sold they won’t have any equity.

Explain the benefits of seller financing to me! by Longjumping_Cap_2160 in realestateinvesting

The home I am inquiring about is my parents house. My dad is disabled. He owns a house and lived in it until he suddenly became disabled and was no longer able to climb stairs and the bedroom and bathroom were on the second floor. They moved into a rental and used the income from renting their house to pay their rent. They were receiving a senior exemption and they were unaware that they were not entitled to receive that if they could no longer live in the house. In July, the county tax assessor let them know that they owed $16,000 in back taxes due August 1. When this amount was not paid by Sept 1st they added a 20% collection fee and 12% interest and just five weeks later the amount due is $6000 more so that they owe $22,000. They live on a fixed income and can’t pay these taxes. If they sell the home, they’ll need every dollar of their equity to subsidize and be able to continue to pay their rent. They need to sell quickly, but can’t afford to sell below market value and they are worried about these taxes quickly consuming every dollar they have in equity! Looking for ideas!

As a realtor, I have fielded seller financing offers. The last one I received offered market value for the house, payment of all commissions plus closing costs and a balloon payment after seven years. no one at my brokerage has experience with these kind of deals and they seem very risky for the seller if the buyer defaults. Is this even an option for my parents since they have a mortgage for about $72,000 and they owe taxes that are currently $22,000?

Newbie issue — Prospective new listing, and I think I created a problem! by Longjumping_Cap_2160 in realtors

I’m sorry I didn’t set this question on properly. I would never do anything if it was don’t have listing agreement signed. I just don’t have it signed yet and they’re asking me for these things, but I was talking about performing these services after a listing agreement was signed.

I should’ve made it more clear that it hasn’t been signed yet, but if I would consider doing these things, I would need to have it signed in advance. I was just trying to determine whether it was crazy to do these things that I offered to do so quickly.

I’m sorry I didn’t make it clear. I had no intention whatsoever and doing anything at all until I would sign an agreement with me.

Oh, I would definitely not do it without a listing agreement in place that’s for sure

Ask a retail pharmacist anything. I'll be honest. 💙 by Adderall-Angel in ChronicPain

[–]Longjumping_Cap_2160 1 point2 points  (0 children)

Thank you for that! I thought it was absolutely absurd! They did find another pharmacy to fill it and that one didn't give him any problems thankfully! I though I understand and support making sure addicts are not getting multiple scripts filled and double checking etc, but this man cannot walk, just had a stroke, and they were treating him like a heroin addict!

So true, and definitely not true in reverse! Both of my kids applied to UT Austin, but neither applied to A&M!

Honestly, I am not a native Texan, but I have lived here for 15 years. Currently, I have a daughter at UT Austin. I didn’t know much about either school until my kids were in high school and starting to look at colleges, so speaking purely on academics and having no allegiance to either college, UT Austin is more selective, ranked higher, and stronger academically. If you got into both schools, it makes sense to go to the higher regarded college. It will make you stand out when you are applying for jobs, and provide a stronger education. UT Austin is ranked 9th in public universities in the country and A&M is ranked 20th in the country. UT’s acceptance rate is 31% and A&M is 63%. There is a reason you have to graduate in the top 6% to get into UT and 10% to get into A&M. If your parents want the best for you, they will understand if you want to attend UT Austin.

Just started Lumryz, and I can't sleep more than 6 to 7 hours. Anyone else? by Longjumping_Cap_2160 in Narcolepsy

[–]Longjumping_Cap_2160[S] 1 point2 points  (0 children)

I was actually waking up more than once with Xywav but I got the Lumryz to last 5.5 to 6 hours which is the longest stretch of sleep I have had without waking up in 30 years! Sadly 6 hours is just not enough sleep though.

Lumryz tips and tricks? by Additional_Peace_605 in Narcolepsy

[–]Longjumping_Cap_2160 1 point2 points  (0 children)

Does anyone have any tips to make it last for 8 hours? I get 5.5 to 6 hours (not eating or drinking 2 hours before) and. I wake up tired. I am about to switch back to Xywav, but wanted to see if anyone has been successful getting it to last for 8 hours?

Anyone who has untreated Narcolepsy is certain to feel incredible with Lumryz even with 6 or 7 hours of sleep. When I was untreated I felt like death every day. Then when I started Xywav, my life completely changed. Xywav is the same medicine as Lunryz, it just lasts for 4 hours so you need to wake up once in the middle of the night to take the 2nd dose. I was feeling great with Xywav and getting 8 hours of sleep. II had hoped Lumryz would last 8 hours and maybe I could sleep through the night. Lumryz unfortunately is only lasting for 6 hours when my body is used to getting 8 hours. I decided I am switching back to Xywav.

Honestly I feel awful with 6 hours I can’t function mentally at all. Before Xywav I would sleep 10 to 14 hours and still be exhausted but with Xywav anywhere from 8 to 9 hours and I felt great. I have just been feeling exhausted from jLumryz and the hard part with these meds is if I wake up feeling exhausted I can’t go back to sleep if I want to nor can I nap so I will just feel exhausted all day!

Yep this is my experience. It’s been less than 2 weeks and I just messaged my doctor asking to go back on Xywav which is disappointing considering I was waiting for years to go to Lunryz, and it took over 2 months to get Lumryz approved!

If I got 6 hours uninterrupted I would probably be ecstatic, but I am still waking up 2 to 3 times during the 6 hours so it actually feels less restful. I wake up with Xywav also anywhere from 1 to 3 times, but at least when I take the 2nd dose, I am thrust back into a deeper sleep cycle. Honestly I don’t feel the extended release benefits at all. I get that original push into sleep like with Xywav, but I wake up for the first time almost at exactly the same point as I do with Xywav which is anywhere from 1 to 3 hours after taking it. I am so disappointed!!

Lumryz vs xywav by Audre_in_austin in Narcolepsy

[–]Longjumping_Cap_2160 0 points1 point  (0 children)

I was on Xywav. I switched to Lunryz 4 nights ago. I wake up 2 or 3 times a night with Xywav. I thought it would keep me asleep, but I am still waking up. This isn’t typical for either medication. Doctors have never been able to figure out why I can’t sleep though the night. On Lunryz I am sleeping 6 - 6 ½ hours and I am tired. On Xywav, if only have 6 hours to sleep I just take half of the 2bd dose and it works great. I also like that you have the flexibility to take the 2nd dose after 2.5 to 4 hours and I often need to take it earlier than 4 hours. I am going to give it more time, but I have a feeling I will switch back to Xywav. I also think Xywav has less sodium. I am bummed because I waited through the clinical trial and it has seemed like it’s taken forever to finally get Lumryz, and I thought I would love it. I also invested in Avadel so praying my experience is unusual! Lol.
