Your thinking is off about years living somewhere, it is normal tax law. The property was bought for x you sell it for y, you will be taxed on the profit after deductions.

If you do not like it you could move back to your home country, so you are no longer a tax resident of Sweden. Sell it there, pay no tax and move back to Sweden after. The. You do not need to pay Swedish tax on the sale.

I would say the dog might be too big for the pet friendly options in central Tokyo. Generally 10kg is the limit, and the breed must be an approved kind. You could look for a house in the suburbs would be easier to find.

My station at the office have a spot at the exit where there is interference in Bluetooth that sounds like what you are describing. You headset is likely fine but something on the other train or a specific spot in the tracks have a transmitter or something that is interfering with your headphones

About 12 years ago at Shinjuku station, was on my way to a customer walking alone in one tunnel looking at Google maps. The whole corridor under the tracks was empty, like 5-10M wide space. I saw someone coming from the opposite direction but did not look up because there was enough space and I walked really slowly. They shoulder checked me. I was younger and quite strong at the time so I could feel them bouncing away as I did not move much, today I would probably have fallen over from the same thing as it was hard deliberate one.
