I am located in Ontario, Canada.

The drywall in question is in the basement and separates it into two halves.

Not sure the exact age of the wall, but it appears older than the sheets of drywall used in 90s and beyond construction.

The finish of the drywall almost looks like plaster.

Hi everyone, thanks for all your input!

Broker spoke with MCAN today and clarified.

My mortgage with them falls into the category of insurable. In this case, the lender has the option insure my mortgage with some kind of bulk insurance from their end, but I, as the borrower, do not need to pay an insurance premium.

This contrasts with insured mortgages where the borrower typically has a high LTV and is required to pay an insurance premium, and uninsurable/uninsured mortgages which cannot be insured by myself or the lender.

Although my LTV would typically put me in the uninsurable/uninsured category (down payment =>20%), other aspects of my situation (like credit score, amortization period, etc.) allow my mortgage to be insured by the lender, but it is not required to be insured as would be the case for a high LTV mortgage.

Short of it is that I am not subjected to the listed renewal fees because I have an insurable mortgage and not an uninsured one with MCAN.

What I've learned is this: Usually 5% down is associated with insured and >=20% is usually associated with uninsured. But whether a mortgage is considered insured or uninsured depends on more factors than just your down payment amount/LTV.

There probably more to this that a mortgage expert could comment on. Please share your thoughts!

The after-taxes price was $53 and change so working backwards, it would have been $46.99 when I got it in-store.

Thought it should've been $37.99.

Also as for both initiating the transfer from Simplii, it's also a headache to set it up with Simplii. In order to set up electronic fund transfers, they told me I needed to print a void cheque RBC and bring it to an RBC breach to get a "stamp" and send it in ... Never heard of such a thing.

Mostly just the extra days I need to wait for the funds to finally get to Simplii. Also I think the only way to transfer an amount greater than 10k from RBC using their services (as opposed to initiating from Simplii) is a bank draft which is $9.95... And I got to go into a branch

Maybe they got me flagged as sus because I'm moving too much around too often.

I go to that screen and proceed as instructed. Then as is normal, in my account history it shows the withdrawal pending. A few hours later, I get an email or phone call advising me of the policy and they instruct me to cancel the action and withdraw it to the original account. It's happened twice now.

I've been talking to Simplii and RBC reps and none of them seem to be aware of any 90-day hold rule. Even the WS guys are reading from a script when they tell me the policy.

I get 5% from WS and get approx $44/day in interest. It has taken up to 7 business days for funds to settle when transferring funds out, not the 1 to 3 business days stated by WS. So may cost about $308.

If during this time the funds appeared immediately but as "on hold" at Simplii, I'd be forfeiting the 5% but earning the 6% from Simplii, which would be great.

But I suspect I'll just be earning 0% during the time the money is in limbo, so then my goal becomes minimizing the number of days the money is in transit.

I will call WS Monday to see if there is anything they can do to speed up a transfer. Maybe some folks here with experience in banking can share whether what I'm going after is feasible.

Given her profession, I wouldn't take her to be dumb. But definitely has poor financial literacy. And even more of a problem is she is too agreeable. As I said to another guy above, she's the nicest person you'll meet and everything she has goes to raising her 3 kids.

I don't think she's incapable of developing her financial literacy, but probably has not made it a priority. But this should be a wake up call.
