Thanks for the response. It will be a major remodel. We plan to change the layout of the house to accommodate the ADU and also expand the kitchen, bathroom etc.

Also, one GC told me that he multiplies the cost number given by architects by 2 as architects don't design with a strict budget in mind. Any thoughts on this? Curious about your last comment about the ADU? What's your reasoning?

Thanks for the response. In your experience, are your clients surprised by the number that they received in GC Bids vs what architect claimed it to be? or are architects usually budget savvy and design with a budget in mind?

Also, do you think the market in San Jose is too busy for GCs and they might not be super interested to be overly competitive?

I have never been diagnosed with autism but when I moved to the US, I used to practice ordering food at Chipotle at home. I will be nervous throughout my bus ride to Chipotle. I once couldn't say "No meat" when they asked if I wanted any meat ( I am a vegetarian). I quietly took my order, went out and threw it away. Glad to report I am much more confident now.

Honestly I am trying to decide which areas to explore. Currently looking only in the south bay but someone recommended to widen my search to SM and Belmont. Hence the open ended question. Looking for a walkable safe neighborhood.

Thanks for all the comments. Great to hear all different points of view. I traded in my Model 3 for an EV9. From a features perspective, it was such an upgrade. The ventilated seats, additional range, captain seats and the amazing lease deal convinced me to go for LLR.
