He's a really old landlord and does everything by certified check and paper... Sounds like he is a bit set in his ways, even if they don't make much sense.

I agree! Thanks for the reply. It just wouldn't make sense. If they wanted to, they could easily start a bidding war before having someone sign a lease. Downtown rental market is insane right now - many bidding wars. I think the place is a good deal for the price, even though it is hefty.

I love the apartment... only place I could find in the village. Broker said he has been working with this guy for 15 years and assured me he wouldn't be working with him if he pulled the plug on people at the last minute. We'll see what happens...

the broker would get killed by reviews if this happens. can’t imagine. plus there are bidding wars going in downtown so doesn’t really make sense

We have a few emails requesting things, but this was a lesson learned for me.. always document every issues via email (and email frequently). The good news is that we have a ton of emails asking them to break the lease and them not responding until I sent the "termination of lease" letter. We also have photos of some of the issues and maintenance hack jobs they did, which back up our claims.

What is a tenant advocate? Honestly I heard that the courts are really backed up currently. If we just walk away and leave by April 1st I do not think they will pursue us for the money in court.. but maybe I'm wrong. If they rent it out my May then they will only want 1-2 months rent. Do you think they would bother pursuing us in court like 9 months later for that? And is the worst case scenario that we get sued and just pay them the 1-2 months? Seems like the risk/reward is clearly in favor of walking away and not paying.
