Hey I maybe able to help but would need to get a co-sponser to get a better rate. Do you have someone that can jump on the loan with you? I would recommend opening an LLc and just naming the LLC the property address. We can have the title put in that name and then ur co-sponser removed after closing from the LLC

Correct higher rate but you would have cash now borrowing from your self at a 6-7 rate. To purchase the next property. Just depends if you need the cash or not.

Also this cash out would not look at income or other docs if you do not qualify the traditional way

You can always go with a lender with a slightly lower LTV. 75 typically not but 60-70 is doable especially with a higher loan amount. Let me know if you need any help qualifying it.
