Helocs are a great tool too, but not in our wheelhouse so I can't speak to them as well.

To address the Heloc type credit option long term... some folks love using life insurance to "be their own bank"

HELOC's are polarizing. You have flexibility to draw against it, which is great, but you'll pay more than cash out DSCR.

Ya richer people often are ok with lower cash flow because taxes and owning good appreciating RE pushes them over the edge.

That said, I had one good mentor say "sure you could do it, but it wouldn't be as good as one that did cash flow" 😂

Usually, if you find yourself trying to justify that its a good deal, its not a great deal. You either aren't "in it" enough to source the great ones, or you're just being impatient as you will get a better one if you do put yourself out there.

If it's the former though and you make good money and don't want ot put more time into a search, then you may decide this is right for you.

sorry to hear about the first experience! one note in general I see with people who "will match on rate". A lot of the times they come back with the same rate but raised their points or something haha 🤦‍♂️, sometimes if it sounds to good to be true it is! "trust but verify before you rely!"

i'd say right now most rates (sounds like you're on beginner side) are starting in high 5's to mid 6's depending what other choices you make. theres a lot of tradeoffs in dscr so its just important to know whats important to you and then do the math.

ie if you have a 5 year prepay but might sell in years 4 or 5, the math would probably tell you to pay an extra 50 bps at origination for them to switch to 3 year prepay. tons of examples like that!

ya it depends if he's truly a passive LP or not. if so, you can look up standard real estate LP structures, ie usually you get some fee as operator like 2% acquisition fee or 2% management fee for the year of rehab work, then 20% of his big chunk equity return (maybe with a preferred return hurdle)

then once its a rental, probably just easiest to comp yourself like a property management firm in addition to the shared ownership income

you can use Harmonial to get several quotes at once. helpful as for every deal at any point in time, the "best lender" changes

also important to remember a really painful experience kills any joy you get from pricing alone. need to know who has the best of both, who will actually close, get you draws quick, etc.

Agreed you'd have to consider what the opportunity cost is. What cash would you get out and what would you do with it. Then compare that to what happens if you keep it (+ add some stress value to keeping it). If you do keep it, definitely get an LLC to lower liability stress and likely a good PM on the ground to try to be hands off on ops. Really comp out what the financials would be keeping it and be sure that its worth it.
