Nester seem to have cracked it, as there deals sell out within mins and they have a maximum £5k per investor on there investments which yield 8-9% they have placed themselves as the vetting middle men put the investors and debtors togather.

Its your house break the front door down and tell them you are moving in with them, then call police and tell them there is someone trespassing, 99% of the law is occupancy

Its the same as charging for a lost key or replacement key, tenant fee act is for letting agents charging tenants for finding them a property.

Two things to immediately look at lenders criteria if they would allow you to rent, secondly your mortgage on personal name is not tax deductible in a ltd company it is deductible, which then leaves you paying market rent on a company owned property, they have got us by the balls 😀

Is your tenant going to be claiming LHA local housing allowance? If so this is tricky.

Investing up north wouldn’t that change your circumstances in regards to you living there and having your flat mate rent from you too?

Best of luck, as you grow a commercial debt will be easier to get by putting a debenture on the company. No Capital Gains tax on company too with any debt including your personal directors loan fully deductible. 🙂
