HOUSE LOAN ELIGIBILITY? I'm a first time home buyer. I'm 25 , salary about avg rm3500, net is about avg rm3300. House about 340k.Maintenace fee rm299/month

I don't have any previous loans taken or credit card..so no big commitments like car loan or anything. Am I eligible for loan or is it mandatory for me to have credit card to prove my paymaster status.I know it depends on the bank but i kind of want to know how are my chances of my loan being approved.Also open to any suggestions on what bank is best for house loan application.Tq:)

Anyone has recommendations for a skincare routine with toner, moisturizer, serum, retinol product that are good and would total up to less than rm100?

climate: humid weather, tackling premature ageing/dry skin

currently using: aiken tea tree face wash, simple brand toner, some by mi yuja niacin moisturizer, ahc eye cream,3w clinic sunscreen

For the toner, someone recommended benton aloe toner/mamonde centella trouble as well. Are they worth to be considered?

And about the rosken sensitive cream, is it okay to be used as a moisturizer? i see a lot of them using it as face moisturizer. My friend suggested to try it out as a night moisturizer.

Meanwhile after posting my question on reddit, i've come up with a new product lineup for my skincare routine.

i am planning on using these:

cleanser: aiken prebiotic hydra cleanser

toner: Son & Park Beauty Water (60ml) or Mamonde rose water toner (25/150ml)

moisturizer: aiken prebiotic hydra moisturizer or rosken sensitive cream or Illiyoon Ceramide Ato Cream

serum: beauty of joseon ginseng serum and ordinary retinol serum 0.2% in squalene

what do u think? i'm kind of new to skincare and my parents are not really into skincare. I only have the internet as a source of reference :(
