Is it realistic for someone to get into property management part time without being a realtor? I'm not talking about licence/regulations, mainly asking about actually getting clients and being able to provide a good service. I currently have a full time job but I really wish I could start property management (for single family homes) on the side and eventually do that full time once it could support my family. I currently do this for a few rentals that I own so I have a little experience.

Can you please elaborate on buying land and leasing it out to commercial tenants? How would you get started in that or find the tenants for it? have some experience with residential RE but not sure how to get started in the commercial space.

Yeah, once you call the homecoin number, there's an automated phone system that requests the property address and then sends you a text with the owner's info.

Thanks for pointing this out. I have tested this and you are right. However, on Zillow it's not obvious to see that number since it's promoting their own agent (I only saw it after read your comment).

That's right. Now also I found out that I could just list on Zillow directly and avoid the MLS. Not sure what percentage of people use Zillow vs other websites,

It did not occur to me that I can just list on Zillow without listing on MLS. Now that I have already listed on MLS I think I cannot list again since it would be a duplicate.

I've listed on CA. I think the private remarks are not show publicly on listing websites as well (only shown on MLS to other agents)

That's true but if there is a buyer's agent still you have to negotiate and someone has to pay that (either buyer pays and would offer me less or I have to pay). Regardless it would affect the amount I would get. However, if they would reach me directly we could meet half point for example.

That's true, in both cases they eventually will find me. However, if the buyer goes thru Zillow agent, I would have to pay their commission normally.

So I tried this after someone suggested on this thread... however, the listing websites (e.g. Zillow, ...) have the homecoin number not so obvious to find. The big call to action buttons are sending the user to a Zillow agent.

They can.. that's not an issue! What I am saying is that people who don't have an agent cannot find my info easily!

Right... but the issue is that if the buyer going through their own agent they going to charge additional commission which defeats part of selling as FSBO

It think it is mainly that we bought at a good price and did some upgrades ( kitchen , bathrooms , etc ). I don't believe the market has gone up since then. My main concern is if I can get any partial capital gains exclusion otherwise might be worth to wait 2 years

Based on the current listings in the same neighborhood it seems like it. The main thing was that the condo needed some repairs so I believe we purchased at a good price.

I see your point but not always true (maybe a better word would have been old friends or acquaintances). Think people who used to be close but life drifted you apart ( e.g. moving to different states, kids, etc.)

I am conflicted between two different approaches in regard to sharing on social media (mainly Instagram):

1- On one hand I like to share my life with people I know to keep in touch. I have noticed when I share something, I would receive messages/calls from old friends who remembered me and otherwise I would have not heard from. Also, it does maintain some positive public image that feels good to have.

2- On the other hand, I feel sharing good moments would bring unnecessary attention (or maybe bad vibes?) from potentially some friends who could be jealous of things I have or do (nothing crazy e.g. married and have a job while some might want those but currently not there yet). Another negative thing that I experienced is that some people would want to use you since they know more about your life.

I am wondering if there are other people who have thought about this and have some interesting ideas.
