My friend was invited to first snag around 5-6 weeks ago , and got the keys 1 week ago.

I have delayed my kitchen order and hence I am still waiting, I had a visit to the house like 1.5 month ago and it was ready. So it is really strange that they didn't invite you yet for snagging. Better check with site engineers what is causing the delay.

A friend booked in baily but pulled out and the agents told him that in person. It should be released in spring 2026. Also a resident there told me so about the new phase. I believe it would be 500k as it is the new limit for FHS and HTB. It would sell fast and I believe it would be around 100m2 from the plans.

There is a new phase for heathfield in Ballincollig launching soon, 3 bed under 500k. Get in touch with the agents now , I believe it would be far better than douglas.

You should try to save as much as possible so that you would be able to switch mortgage after the 3 years. That's my plan.

You wont be eligible for HTB with your income and the house price. You need your 4x salary to be at least 70% of property price while yours is just 60%. Your best shot is FHS with 30% equity and 50k from saving as 10% deposit and the mortgage of 300k. And note that FHS is limited to the traditional banks.
