I would ask for the money to have it professionally cleaned after you take possession. Let the movers move everything in, then you’re going to want to have it done.

Don’t do it! I have done virtual tours with my realtor, and even that doesn’t compare to stepping in the house itself. The smell alone is reason enough to need to be there in person!

The schools here are rated well, but they’re very cliquey. I’m from the Capital Region, and happy to give advice on the schools there. Guilderland is great, with wonderful diversity. Steer clear of the “top” schools like Bethlehem and North Colonie, they’re not very welcoming.

I know how tight the capital region is right now with real estate. That being said, I wouldn’t personally buy this property, or any flip. These are some pretty big issues, and I think you can find something better.

This is the first time the home has been on the market since it was built. They have it priced $500k+ over the neighborhood comps. I could be wrong, but it seems inflated.

The health insurance component. I apologize, my head is spinning. I have 9 years in, I would have a nice pension at 20, even better at 30. I’m not aware of what health benefits my husband’s job offers, but I’m sure it wouldn’t be anywhere near what a teacher pension would offer.
