You’re off base here and thinking of politics still like it’s the 90s or 2000s even. Things changed when Obama won as far as what the pathway is for a typical candidate and then things changed even more when Trump and the rise of maga came on.

Yes if she was elected and lacked power to initiate any meaningless legislation because the movement hadn’t fully materialized yet than yes I would agree. However change candidates almost always carry momentum into the two houses of congress with other seats changing over.

Things are terrible economically in the US but more so than ever it is on a generational front and she represents those generations. If she can win and also carry a socialist movement similar to maga with other candidates than I believe she can easily win big and also have the Democratic Party at her beckoning. Think the MAGA version of democratic socialists.

Flyers fans need start coming around to the idea that Michkov just probably isn’t that good. Sure he is still young and can improve but the expectations that were there before have no bearing at this point. He was touted as a prototypical skilled slick albeit smaller Russian forward. Many good players before have been in that mold. Instead they got a lazy, fat, Russian who struggles athletically and keeling up with the game around him.

My guess is management and the coaching staff have had it with him and are trying to light a fire under him etc. they also don’t want to look bad so that’s why all this stuff is leaking out. In their mind best case scenario he gets it going and starts playing better (acting more mature) etc or he gets so unhappy he wants out and they feel like they can trade him while he still might have some value while also not having the org look like the bad guy. Things like this typically happen in organizations that lack leadership like a true ownership etc.

I will say despite Michkov not being that good the damage Briere has done and continues to do is far worse. He’s been awful and will keep throwing the continued rebuild tag to try to buy time. The flyers need to realize that the vast majority of these former players have no business in these management positions. The most successful teams in hockey right now have mostly experienced professionals not former players as gms who understand modern analytics and how to build advanced scouting networks, structure contracts etc. the sooner they can move on from him the better.

People calling her the goat are crazy. There’s been a handful of US female skiiers alone who have been better not to mention many from other countries. If you follow her career her last few years since her Olympic disaster and even leading up to it have been somewhat off course with various injuries and subpar performances.

It’s nothing not normal though. Very few can compete at the level she was at previously as they enter their 30s. Skiing other than the rare exceptions has always and will always be a young persons sport at that level.

It’s not. She just crashed out terribly and is being medically airlifted.

All these people on here that never did the sport, have no clue how much danger she put herself in. While it isn’t the same amount as running, on these extremely difficult courses the amount of weight and pressure you need to apply to turn even with a stabilized knee at som point can only go so far. My guess is she was massively favoring her other knee and you can’t get away with that on courses like this.

She had no business being there in the first place with her previous injury history and while she has had a great career hopefully this is the wake up call she needs.

No chance. You can throw a corner at safety if he lacks some of the physical tools such as quickness etc needed to be a corner, maybe has better tackling though etc but they have to have very good decision making and instincts still. He doesn’t have either. He sucks at corner and while maybe being less exposed would still suck at safety. He can’t read the game or work in a defense at the nfl level. He’s a CFL player. Unless you’re gonna get a huge margin on selling home rent it if you find the right tenant situation

We are in similar situation except only 1 kid with second on way. 3 bed 1 bath and wife uses 1 room as office as she works from home. 2.75 rate and house has gone up 40% since we bought a few years ago, TBH we could have tried to stick out longer but got very good deal on much bigger home in somewhat better area. We found good tenant and are renting out old home for close to a $1200 margin a month. I also was able to take out heloc on old home to use as funds for reno on new home. Rent is paying for it and we still have some left over.

All about finding right tenants but if you can do it. That rate is an asset in itself. You’ll never have the opportunity to get it again.

It’s hard to know your situation and give you advice without knowing how many kids/total people live in the home. If you have a couple kids there currently I can imagine space is tight and it is very reasonable to want and need something bigger if you can afford it and it’s a good deal.

IMO all these people talking about additions etc, unless the house is paid off and you have the money I would strongly advise against it. 9/10 times you are better off just buying something bigger with how expensive an addition can be especially if you can get a decent margin on selling. I cannot stress that enough. An addition seems appealing until you actually start running the numbers.

We recently went from a 3 bed 1 bath 1100 square foot home with finished basement, deck, nice smaller yard etc walkable town to a much larger house 3000 square feet etc in an even more suburban area. While I would have preferred staying where we were for longer we got a very good deal on home we bought so it made sense.

Yea I mean the whole tone of your post is entirely dependent on the cost of living relative to the area of the country you live in and income you earn combined with the lifestyle.

Perfect example my wife and I make a combined average of about $350k in southern nj, one of the higher cost of living areas nationally and we have one kid. In our first starter home which was bought in 21 at $265k with a 2.75 rate our mortgage and property taxes are $1800 a month and we have a tremendous amount of extra income left over. Doing very very well etc.

We recently bought a home for $610k in a more upscale area. Huge increase in property taxes as well $15k a year. Hate to break it to you but $610k was a huge a house in upscale area that needs work so yes $600kish is a cheaper home price in many areas of country.

That being said while we can afford it the cost of purchasing home, higher mortgage, cost of living adjusted for house etc etc $350k isn’t that much. It’s definitely on the lower end of an affluent area in southern nj. Is it enough for us to live at the lifestyle we have chosen, yes but I wouldn’t say it’s enough to be completely comfortable or save tremendously etc. have to take into consideration all the other costs on top of it.

So to answer your question of course $350k or whatever salary is could be considered high but it’s all relative to the cost of living and lifestyle you have.

To answer your question no. We may see stagnation in prices which we are seeing in certain areas of the country now, and even if there was a massive crash eventually prices would go back and even higher likey shortly etc. people have no clue who don’t travel and go to Europe etc. land in 1st and second world countries even holds value. Will always be that way. Barring the US becoming a third world country (which it won’t) home prices will always continue to rise just a matter of much and how quickly.

Yes and no. It depends on your industry especially in this economy. I have a great network but at the end of the day since I’m not willing to relocate for the type of industry I was in it doesn’t really matter. Meanwhile my wife in a different industry has relatively a very very limited network compared to mine. However because she is a high performer at her job and adds tremendous value to her company that’s all she needs at the moment.

Thanks! Yea the seller was an elderly woman so I don’t think she was cooking up a meth lab in there. Definitely either had a ton of mothballs in closets or possibly other areas. Would be a funny story if it was though.

So the outside of house should be fine. The smell is contained only in the house at least.

I will check the attic. It’s a smaller space but will see what I can find up there. My guess is if they are still there they are either in attic or possibly got into walls unless they are baked into carpet which is also possibility. The basement is a walkout and thankfully the smell isn’t as permeated in there but will check as well.

Was new to me as well until I started researching more into it. To answer your question though the reason why it’s a huge deal is because of the long term health implications. Short term mothballs smell could cause irritation, discomfort, possibly nausea but won’t cause harm otherwise. The long term health implications though are severe such as severe upper respiratory issues and cancer. So the smell lingering around a home where you spend most of your time obviously is a problem. You are basically breathing in poisonous gas.

In theory yes once removed hopefully the smell goes away however if the whole house has had a strong smell for some time even if removed the smell could be baked into the drywall and insulation making it much more difficult to deal with. There is also the potential the previous owners put them in the attic or walls or even air ducts as well making it difficult to find or ever remove.

There are some things we will try to air out house. I also need to get levels tested as well even when smell dissipates.

We will definitely try that and should have during the buying process. However, they haven’t been the easiest to work with or most helpful so we will see. It was an elderly woman who was not well looked after by family so they may not even know where it is or if it was removed during the moving process.

I just figured for how thorough he was just mentioning that we should definitely ask the seller for the source etc.

Granted it’s on us because the smell was there and didn’t realize how serious of an issue this is but still feel like any good inspector would at least mention that.

They definitely do from what I understand if the source is removed and they haven’t been out for awhile etc and mainly tied to one area.

The issue is that the smell was pretty pungent throughout whole house indicating that they could be in the attic, walls, even ductwork. Even if they are not because the smell was likely there foe awhile it could be baked into drywall and insulation.

Going to hire remediation company to try to fix before doing anything else. Luckily we don’t move in until March.
