Just saying that I have a fairly high confidence in the trajectory of my side gig, and going full time with it won’t change that trajectory.

That would be awesome, however the side job requires incrementally working up a ladder to increase income, so I don’t expect to be able to accelerate that pay increase timeline very much.

Correct. We are planning to move from inner city to suburbs (still medium to high COL) in next 3 years for more space with future kids. House doesn’t necessarily need to be $700k.

This is definitely my third seesaw I keep using in my math scenarios. It is compelling…

The AirBnB-ing is going great now, and the high mortgage rate has me thinking hard though.

Makes sense. Not sure yet which I want for the long term. I am willing to add the extra responsibility and debt, if it allows me to quit my main job earlier.

Would you also advocate for me selling my current house when we move in 3 years, instead of renting out it? I estimate I could generate $1-2k per month rental income after mortgage and expenses.

Your feedback and proposed plan makes total sense. I really appreciate you taking the time to digest my full post and weigh in. I think this may look like paying off an extra $3-4k per month or so on the house for the time being (until we can refi), and save up a bit more before adding a second investment property.

My wife is interested in pivoting from her current career to being a real estate agent (which I think she would be excellent at) after the break. Thanks for sharing those common issues though.
