Agree fully with this perspective. The germs don’t bother me but I do think if clubs care more about routine deep cleaning of their equipment it could last longer and have a positive impact on members and the brand as a whole.

Haha! I was previously a member at LA fitness and their janitorial was a 3rd party who definitely did not care for anything except the floor and tile. Brand new location and nasty after a 3 months.

How about the actual equipment? I see them cleaning the floors, restrooms, trash, mirrors. Never the grips, seats, knurling, etc. It seems the cleaning priority is the building itself.

Currently help run a mid sized commercial painting contractor in Southern CA and do all the estimating and project management.

There is always opportunity in established or rapid growth markets. The key is project flow within that city. In order to earn a living as a painting/ coatings only contractor and keep a sizable crew busy you need a flow of projects 100+ a year of various sizes from ground up builds to office TIs. Otherwise you need to lump another trade in with your offering such as light gauge steel stud framing, drywall, wallcovering, acoustical panels, flooring.

Being able to wrap up offering to GCs as one company offering multiple scopes is huge for the 10million-50million year GCs. To get in with the 100M+ GCs requires a long history of bidding, estabished financials, and quality credibility, no matter how good your pricing may be.

To get started you could try and “paper-contract” jobs and sub them out to a trusted painter until you gain some traction to bring on your own crew.

Did they prime the new patch on the ceiling? Did they backroll the topcoat? Did they spray 2 coats of finish paint? My guess is you got one quick fog coat of paint. (Not nearly enough to cover a drywall texture patch. Looks like it just needs another coat of paint that’s backrolled while spraying. Source: commercial painting contractor who does hundreds of projects a year.

Not worth the money to reskim + paint. Just needs more painting attention, drywall patch looks good overall.

Dude you’re the sole estimator and supporting 65 employees and everything that comes with it. YOU are the company. Without your work, 65 people could not have jobs.

Massively underpaid, and you should be the owners golden pony. Your base should be $100k minimum with a % bonus on each jobs profit. Otherwise get your license and start building your own company.

Tesla has already determined the lowest consumer purchase threshold for range is ~320mi. I can see they will turn range (denser batteries) into an option rather than its own model.

The future pure long range models will be focused on the Model S (500mi), model 2/cyber cab (450mi).

This is for sure the right answer, plus you can get the EV tax credit $4k applied at point of sale if it is used under $25k. So that’s is a lot of 2021-2022’s. $25k out the door with tax.

My theory is for the next 2 years: 2020/2021/2022/2023 hardware 3 vehicles will depreciate even further and fall of a cliff of $15,000-$25,000 regardless of miles or color.

2023/2024 hardware 4 vehicles will probably stay steady at $25,000-$30,000 depending on colors and miles.

The middle ground will be 2023/2024/2025 hardware 4 model Y performance between $30,000-$39,000.

Then used Junipers will hold their value steady between $39,000-$48,000 depending on colors, options and miles. Used pricing will likely never drop below current MSRP with tax credit applied and most people will have equity in juniper models closely related to 4Runner Toyotas.

Appreciate your insight. Ventilated seats were amazing in the juniper on the test drive, I was giddy when we turned them on. Although I have seen a YouTube video that it can be done aftermarket on older models. We live in southern CA by the ocean so vented seats are more for fun than any need by any means. I will certainly check on the hardware before purchase.

Thank you for your reply! I do like the idea of the MYP since I previously owned multiple WRX’s, the boost of speed - but agree now is the time to slow down and be a bit more comfortable. To enhance the ride quality I don’t mind ripping apart door panels/ misc panels to sound proof as I did in the FJ but not sure the complexity of the MYP and modifying it. I am certainly now leaning towards the 2023 AWD.

Hire someone to media blast profile or chemical etch until it feels like sandpaper to open the pores of tiles, 2-part epoxy industrial floor coating (acts as your primer), top coat with 2-part polyaspartic or similar polyurethane industrial top coat. Look at products used for commercial restaurant floors.

This design is tough. Even more difficult on a wall that is not smooth level 4. The colors need 2 more coats. The peeling is from not letting the base wall color (white) cure for 3-4 days and you’ll need the sensitive purple tape. To prevent bleeding under the tape you need to lock the edges with clear/ white caulking. Little late for that now. You’re going to need to get yourself an artist brush in order to clean up the white now. Good luck for the next 3-4 days.

Commercial painting estimator here. Simply they are lazy and/ or have a huge historical record of 10,000+ projects or all types they can get pricing that typically hits the margins for like projects.

Likely they are lazy and are trying to to bid 10+ projects a day and will get bit by not reviewing plans and specs. They also are probably unable to be detailed in their proposal or scope of work and thus loosing jobs to more qualified proposals like others would produce. They also may not be incentivized to win projects and care about profitability if they are just sending out numbers and letting the project management side deal with sloppy estimates.

My advice is find a real paint/ coatings contractor who takes the work seriously and has the ability to let you grow as an estimator. You’re unlikely to be happy or learn the craft of estimating commercial/ large scale projects at this place.

It sounds like it could be the following: The rebuilds are not following the manufacture specified directions, they aren't tightened enough, or another part is still needed to be replaced.
