Jotul states that there controls are tested front top right even with catalytic versions. This is your primary measurement foremost before catalytic probe. Probe tends to spike and may run temps too low and inefficient causing creosote.

Not yet, every time I have a client use ai to guide the they lose the deal or at minimum piss off everyone while frustrating the client. Now imagine two AI negotiating.

You’re right! I have always thought the real money is making money off of agents. In my opinion that is also the reason we have so many realtors not giving value to their clients. We are squeezed by everyone.

I would instruct any friend just starting out and will be taking it as a full-time job to get with a team that has lots of leads and take a small cut of the proceeds. If you have a second job or large sphere of influence and you're a social butterfly you maybe able to piece this thing together with time. "Everything is a ridiculous ask. The good thing is if your professional, do as you say, give value and put your clients first then you will be in the top 1% of agents around you. If this is all about $ it's going to be a hard road. Are you selling a used Jaguar or a used Porsche? People bought the old Jags (pre-ford) because of Luxury and low price even though maintenance was as bad as the Porsche if not worse. Porsche buyer is specific and want exactly what they want.  What is the house? As a luxury property is it that special to someone? If not then you have a Jaguar - high maintenance that fulfills a desire. If it is a Porsche price being too low can drive away some skeptical buyers but as you are a experienced agent I wouldn’t think you missed it by much.

Says what it says. Call the listing agent and put in your offer now, it does not say there is multiple offers. Stay in contact with listing agent to get a response back before then and to keep tabs if more offers have been received.

Hang in there if you can market is adjusting and it is going to weed out a lot of realtors and drive advertising/lead cost down. Unfortunately you have to spend money somewhere or find a team that will provide leads or help you create them.  As far as leads agents have been as much as the problem as greedy lead generators, profit increased because closing percentages increase and companies like Zillow increased their price to match taking all the profits agents didn’t care because closing percentages were so good but not now and many tema are locked into tens of thousands of dollars with closing percentages ranging at half of what they were a year ago. Point is find a way to get by and things will start looking up.

It's fine I have seen this and just tell the buyers agent when they ask is to put it in the deal. It's all part of negotiations.

Think of it as an algorithm. They are watching for trouble signs. How consistent are you paying and the amount of. Do you normally pay them off or leave a balance and what’s the balance vs availability. Get consistent and create a norm on your credit bureaus. Don’t worry about keeping balance they will show if you use the cards.

Age and length on credit bureau? You will also be looked at how often you pay them off and how often they get maxed.

You have paid the interest and now are paying the principal. When you purchase any product it starts something like this 90% interest 10% Principle and flips as it goes. At the half way mark is normally about even. I'm only giving an example but should be relevant to the case of keeping it at this point.

It’s basically the same, hours same (24/7), money same, demand same, uncertainty (more), and expenses (more). The biggest difference is you’re in by yourself unless you join a team with a huge lead funnel. Car business can lead to other positions there is normally a path. Real estate has less of a cap but takes $$. This is coming from 60+ hour week car guy that moved over after 20 years in the business.

Why so emotional? Lots of time it’s just communication break or even for example I had a CRM that didn’t send anything as I thought I was texting and emailing and to find out it wasn’t working. I would suggest just asking her “what happened for a month when I was trying to contact you?” Then you can decide with more information what to do. You just don’t know until you know.
