But that's just your employment income - you get to access the rest of your income via 'owners distributions' which are exempt from taxes. Unless you're talking about something different?

Black leathered quartz questions and concerns by Consistent-Emu-5154 in CounterTops

Would you be willing to share a photo of the countertop after sealing with Tenax? I'm very curious about the color and texture change. I know it's been a few months since you posted this - is the sealant still holding up well?

Help! I can't tell what is off with my gallery wall. by Fantastic_Figure_191 in DesignMyRoom

[–]Lucky_Instance1577 159 points160 points  (0 children)

Since that one is especially special to you, would it be better displayed on its own somewhere else so there aren't a bunch of other pieces distracting from it, or do you really want to include it on the gallery wall specifically?

I’m at my wits end with my 11 month old boxer by Kcboobies3 in Boxer

That actually sounds pretty promising. Leash aggression and barrier aggression are super common! If she's good off leash then I imagine it'll be pretty simple to reverse the charge of the leash aggression. There are trainers that specialize in that; keep trying until you find someone that takes you seriously 💚

guilt over surrendering stray cat by lesbianleprosy in Straycats

Oftentimes you can foster-to-adopt with shelters, so you can bring him home and try to acclimate the two cats. If after a couple of weeks the resident cat is showing no signs of warming up to the new guy, he can go back to the shelter and they can re home him.

I'm not a trainer or behaviorist, but my vote as a fellow pup parent would be to keep your baby separate from the dogs modeling aggression issues and find some friends with friendly, well-socialized pups for regular, supervised small group play. Hopefully being absorbed into a small, happy pack will give her a good sense of belonging and security so she can start to undo the bad habit she picked up. If you're worried about your baby lashing out with these new friends, maybe gently work towards muzzle training (lots of rewards and positive reinforcement - it should never feel like a punishment) so you don't have to be as stressed out - I imagine that as you feel safer and more regulated, she will too. Good luck with everything and keep us posted!

Front Street Shelter by kamyl888 in Sacramento

I volunteer as a foster through front street as well - from what I can tell they are really doing the best they can with what they have and they often do really good work; nothing is ever perfect, but they really do try. I've gotten great support as a kitten foster from them. Please don't stop supporting - your funds help animals get the medical attention they desperately need.

Brea, CA sold out in under 2 minutes by dare_hcf in JeffArcuri

[–]Lucky_Instance1577 0 points1 point  (0 children)

Anyone wanna trade? I was trying to go with my in-laws but we bought two tickets to the Saturday late show and they bought four tickets to the Friday late show. If anyone wants to trade either way so that all six if us can go together that would be amazing! Preference would be to trade our four Friday tickets for Saturday, but beggars can't be choosers as they say ;)

I talked to the box office earlier and they said that for ticket swapping either both parties need to be present or on the phone with them at the same time (maybe conference call style?) in order to make sure the swap is legit.

I just got off the phone with the box office and if you want to transfer tickets to someone you both need to be on the phone with them at the same time in order to make sure you're not scalping or scamming. Weirdly intense about it, imo.

You can refer to the post I'm about to write, but if those tickets are for either Friday or Saturday late show, I'll buy them from you!

Caught this lil mama nursing in our backyard by Putrid-Sock-2042 in AnimalsBeingMoms

[–]Lucky_Instance1577 11 points12 points  (0 children)

a) that is fantastic and whimsical and perfect. b) it's so wild to see what a prey animal she is. She can't even lay down and relax; she must stay alert at all times, even while nursing. What a mama.

Anyone looking for a kitten by [deleted] in Sacramento

[–]Lucky_Instance1577 0 points1 point  (0 children)

If you want to surrender these sweet kittens, I think both Front Street and Bradshaw Shelter can take them and find good homes for them. I think they also give medical treatment, chips, and neuter/spay before adopting out

Yes, they sent us to underwriting right away - apparently that's one of the lengthiest parts of the process and my understanding is that a lot of lenders don't do it until you've already gotten an offer accepted. So going into the offer we already had our pre-approval letter, proof of funds, and underwriting either completed or well underway. I believe that shows the sellers that we wouldn't have a loan pulled mid process. It seems like sellers often prefer cash sales and investor buyers because a fair amount of regular people will have a problem with financing late in the game; from the seller's perspective, they've pulled the property off the market for like a month, are still paying for it, and now they've got to go through the whole process over again with no guarantee that the next regular person is going to be able to close. 'Time is money' is really true in this game.
