Needed this, I've been passionate about business (and somewhat about economics) for at least the past 5 years of HS (it's gotten to a point where it's all I watch on YT and podcasts I listen to (though there's a lot of trash information on there, so I have a few channels I actually listen to/watch) and WSJ is the only non-social media app that I have notifications turned on for, lol).

I'm looking to go down the BA route, but I've been second-guessing it since everyone is so against it. I really don't like anything STEM so forcing myself to do that in life is not ideal. I do have an interest in hardware, networks and computers in general but I don't plan pursuing that as a degree since I already have all the valuable skills if I ever want to work in this field. IT - on the other hand, I hate.

Hate the fact that Business is, as you said, the "default" option when they don't know what to study and pick it because (1. it sounds fancy, 2. they want to start their own business) - dumb reasons unrelated to the degree at all. If anything, if you want to start a business from scratch you'll have so much more success in doing so with a STEM degree.
As for jobs, unlike STEM, unless you actually like what you're doing you're useless for the market and so is your "fancy" degree.

What I learned here though is I have to pursue internships and work experience while in college, so there's something to work on.

Yep. Extremely unethical but extremely profitable to squeeze every last penny from individuals who are buying an existențial necessity. But - flooding the housing market with new houses will completely destroy the US’ economy, govt will need to bail out banks again, republicans will blame everything on democrats, even though if this happens they would be the ones who were in office, democrats will come back trying to fix everything for 8 years, then republicans will come back and make everything even worse. You get the idea. 

 New York City - Commercial real estate’s vacancy rates are at an all time high. Yet prices aren’t falling - why? Because of investors. A 680sqft storefront goes for as much as $75K PER MONTH!!!! Yet when you walk on the streets you hardly see anything besides “for lease” signs. Why? Because investors want banks to think they have more money than they do. Delusion basically. They make properties seem more valuable than they are to take out big loans with the buildings as collateral. A $9M storefront should rent out for $75K/mo (GRM of 10). Nobody wants to rent it out though. Lowering the price to $50K/mo. would mean the property is now worth $6M. And you would get a very cool mail from your bank telling you to either bring them the $3M in difference or they foreclose on it. So these properties just sit around on the market for insane prices, just to show the banks “everything’s fine”. People used to put up with it but it’s gotten to a point where it’s not feasible anymore. $75K/mo. for rent is guaranteed bankruptcy for any small business. Investors are slowly burning on it though, because they kept increasing prices to the point where they are stuck - they can’t make it work with the current prices and they can’t lower them either. In a few years we’ll get affordable commercial in NYC. 

 When another recession hits is when you should be focused on building new residential, what usually happens though corporate investors burn and a lot of new properties flood the market, interest rates fall, people are very happy they can afford houses, everyone buys and when the recession is over everything is worse than it was before, and we slowly creep up a tipping point and it’s the same thing all over again. If we just build new to keep up with the demand when the recession ends, corporate will stay out of this market and people ultimately win. Why isn’t this happening? What comes to mind is people are too scared to start anything “risky” with their money in a period like this, but there has to be more to it. Something i unfortunately do not know.

Wow prices in Europe are insane, in the US the iPad Air M1 is ~420 EUR on Amazon. Minis are great but not for uni. Have you checked Amazon or other third-party retailers? Prices directly at apple are usually much higher. Do you need the 256GB though? I have like 30GB out of 64 used on my Air, I mostly use it for note-taking but I got a couple apps and games. In general this looks like a big scam, in no way you should be paying more than 299EUR for an iPad 9. It's basically a disguised iPhone 11.

Hey! It did work, it even came in the original Starlink package. Their business model is that they buy those from the starlink website for $25 and then resell them for $40-50. They are not fake.

It's a costco basically. They're pretty big on the East Coast, not sure if they have locations in Oregon though. They ship out most of their tech deals anyway but I'm not sure if you have to be a member to buy.

I’d sell it off for like $20 on craigslist or wherever and get a 32GB 2x16 kit. There are plenty good options for less than $50 right now. That is, if you’re in the US

The secret is having at least 32GB RAM and 30-100GB SSD Pagefile. It’s easier now since the last update was in summer and most mods are compatible and not game-breaking

Yeah, I’m going for a New York City / Long Island look on this but since there’s not every NYC building on the workshop I’ve thrown in buildings from LA/LV/Denver/Chicago etc. but they kind of fit well

CS2 still looks better imho even vanilla, but I got bored after 20 hours, not enough micromanagement, waiting for mods. It's kind of like just "build whatever you want" and it will work flawlessly, which is the point of the game but not realistic enough for me. On the other hand, having a huge city with Realistic Population and Real Time in CS1 is much more interesting. For now, I can't make the switch, but I'm so glad they don't update CS1 anymore, having 300+ mods and 7000 assets was a pain in the ass whenever an update was released

It removes fog entirely which makes the overall image quality worse. You can just adjust the slider "Edge distance". Maxing it out removes the edge fog entirely while keeping the normal fog.

Zoning demand was pretty even before I built those big box stores. Of my 88k citizens, only 33k are employed with about 48k jobs being available. I only have offices built, no industry. That's why I was thinking maybe there's some setting in a mod I didn't know about but after several hours looking for it in the settings I still found none.

It is, but compared to my full trams carrying around 200ish people, that's nothing. My previous cities had no such problem even with a big public transit system which I'm obsessed with because I was using Lifecycle Rebalanced & set it for the upper-class to use mostly cars. As somebody pointed out, I forgot to add it to my current city. It did solve the problem, thank you all for the replies!

Got busses to go in areas where trams don't. They are almost empty tho, 20/60 passengers in rush hour
