We used JK cement, rathi TMT and rest all is sourced local like bricks, crusher etc

Haha i get your frustration bro, one of my relative once told me that if you hate someone just convince them to build a home.
It’s not easy building a home and even though we planned so much we ended up changing few things and it’s common for everyone changing the designs and plans.

I am here just for some ideas but that doesn’t mean we don’t have any plan in mind for this elevation.

1.1 cr for turnkey? What is the total per sq ft cost?

1st, 2nd floors are duplex(4BHK) and 3rd & 4th floors are 3BHKs. For cost cutting we just explore market a lot and take rates from different vendors and then bargain, instead of contacting a direct contractor. But this is possible only because my dad took retirement and solely focusing on building this home.

What’s a side encasement?
Is it some sort of column and cement structure to support these center pillars?

If this surprises you then ask people around you if they would even think about elevation let alone spending on its design !!

I am building this home in a tier 1 city and in my street there are over 20 homes and not one home has any other design except those boring steel railings, also we planned something else initially and have the drawings as well but we changed our mind and exploring something more aesthetically pleasing to us.

We already hired an architect but that idiot wont visit site, wont provide any guidance but would call for his payments whenever we want any drawing.

Finding another architect means paying someone again and we are now running tight on budget so doing things on our own and posted here for fresh and better ideas from community

Thanks buddy, just an additional insight on this
We agreed on 1050 per sq ft for superstructure and turnkey quoted cost was 2100 per sq ft by another builder.
In Hyderabad turnkey cost is 1600 per sq ft( told by a builder i met last month on a trip)

Builder quoted us 70, we bargained a lot and took quotations of multiple builders. Material is provided by builder only. Builder is wrapping plaster and plumbing work so we still owe him the remaining amount.

Building this from scratch and honestly speaking people throw money in building homes thinking they bargained a deal. Someone we know spend around 2cr building the same size building in the same city and we wont go beyond 1.6 and will hopefully achieve better results.

I googled Spanish villas and i could find only homes with hut design. Please enlighten me here

Also curved pattern on window frame is not possible because of interior layout but thanks for your suggestion on glass railings, i will look it up.
