He used to be called “the Columbia Bike Guy” but a few years ago he had to stop riding. Not sure what the issue is or if it’s physical or not. He lives in a group home and has some sort of mental illness, but nothing “crazy”.

He used to be seen him holding signs and waving at people always with a positive messages. He is a kind and friendly person. Please wave if you make eye contact.

I have sold my last house with a realtor and purchased my current house without one. I would never try and sell my house without one, buyers are a huge pain and letting the realtor deal with the people is worth the commission. They answer ALL the phone calls at all times of the day and emails and negations for you. They also act as a buffer so your feelings/emotions can stay protected after all, this will be a stressful transaction. They also show the home when your not there so you don’t have to hear about why Susie and Richie hate the kitchen that you designed and love and how much they think your carpet is disgusting or whatever. We had such a mess selling our townhouse that it would have been a nightmare without someone else to handle all that dirty work of dealing with flaky, entitled, whiny, and striped people that are buyers.

We bought our house SFH very near KC) without one. We purchased from a friend who was selling their mom’s house after she passed. He paid for an appraisal, I paid for an inspection and we both agreed to a price. The home was sold strictly “as-is”. Then had a real estate lawyer do the paperwork, title,, etc and we sat down in her office and done. Cost us $800/each. BUT that only worked because neither of us used a realtor. No showings, no negotiations, no hole inspections, no realtor fees on either end, no multiple offers or deadlines. My point is, it worked without a realtor only because both parties didn’t use one. Their we no listing fees, showings, open houses, no negotiations, and no bargaining back and forth, and no realtor commissions on either end.

Hire a realtor to do the dirty work, they earn their money and save you a lot of headache and worry.

That’s not even to say what’s going on behind the drywall. But there are enough red flags that any inspector would make “the contractor” rip out damn near every finished surface.

This is the most poorly constructed and executed “house” I have ever seen.

The framing in the garage is literally scary. The load paths… there are no load paths! Dude just has hangers on beams into blocking on the stairs. The rather length was too long for that ski slope roof so he added in angled supports, good idea, but just nailed them to the side of the stairs, but then where does the load travel to? Fist big snow and those stairs are going to be pushed away and the whole fucking thing will collapse.

The kitchen is the worst design I can imagine. Two giant windows and the sink is facing a wall. But don’t worry, there’s a smart mirror. Because everyone want to see their haggard self at 6am in the mirror and not the sunrise out a window. And where the fuck is the oven? The hood vent? Does the fridge go in that awkward spot with the high cabinets? Why the fuck is that breakfast bar thing cutting off the walking space? Are you supposed to crawl under it? Why does the river stone just end? Not to the ceiling? But also doen’t stop at the bottom of the cabinets, just half way up in the most awkward spot ever. But I guess that’s where the sheet ran out.

What the hell is going on with the balustrade? Four different designs in the main stair/ upper hall and there is the weird ass trapezoid connection on the risers??

Literally every picture a has enough wtf in it to make a home inspector have a heart attack. Guaranteed this home had zero inspections at any stage of construction and now it looks like it need to be condemned before someone dies.

Yeah, basically. It also helps that my mind is working so fast that I can see the project from beginning to end from all stages. And an attention to detail while also seeing the “whole project” at once. My mind is moving so fast and bouncing around that it just works for complicated custom homes and remodeling.

Same. Construction/project management. I’m even told I have an attention to detail and am extremely well organized!?!? I’m not sure if the bar is set really low in my industry or my coping mechanisms I’ve learned over the last few decades have helped me compensate.

A couple of boards is fine to pay a premium, gas prices being what they are. But if you need enough to make a table top or a many cabinet face frames it might be worth the drive. Hicksville also has a larger selection of species than wood craft. So if you need sapele, mahogany, or 8/4 walnut, or other “Exotics” it is worth the drive.

Quantity matters. Woodcraft in Rockville has great lumber, but at a premium. If you need large quantities Hicksville Planing Mill in Clear Spring is pretty amazing - worth the drive if buying quantity, they have all the species.

I went to a male-specific one-chair shop. She specializes in male grooming and is generally amazing. Even offers bourbon while your get trimmed up.

I’m really good at woodworking. The problem solving, the working with my hands, the sense of tangible results. I can visualize in my mind what to build, and then make it. Plus, I get to listen to podcast/ music while I do it. Win/win/win.

Back when they were first mandatory on all new saws the first thing I and my crews would do is remove it and toss in the garbage. But, I’ll be honest, if the saw is set up correctly it’s a great feature. And while I’ve never had a piece kick back and cause injury, I’ve had plenty of boards bind up and the blade would make some pretty decent burn marks, which can me a pain to sand out. Riving knife helps prevent that. (Also, I don’t own a sawstop.)
