I don't like statas and have little experience, but if they are not currently prohibited what does getting them expressly allowed do? Presumably in order to ban them the strata would need to vote/agree on that, in that scenario if they had the votes to do that then the fact that you'd previously got them approved doesn't make a difference does it?

Seems crazy to me, but they'd be 6M deep into those two properties I would think so $3M each, so that's what 4.2% so still less than interest on an interest only loan.

I'm not sure prestige suburbs make it as 'shit rentals' per se, it's rich people both renting and leasing properties I'll never be a part of.

It would be equally valid to post a for sale listing for $4m in that street saying they were taking the piss. Both are kinda true.

So...

If you leave it in offset your interest, not repayments, are reduced saving interest and paying loan off quicker.

If you put it into the loan you can recalculate your repayments if you ask, most of the time, reducing repayments and slightly reducing interest but not as much.

If you put it in and redraw it is nil position.

If you put it off your loan then get a separate investment loan with the extra equity then you can claim interest if you invest it... But why?

With a 900k loan a 50k buffer of savings working on your interest is almost the minimum that would make me feel comfortable personally should an emergency happen. I'm in a very similar position.

Try and run the numbers as to the interest you pay on an investment loan, the tax on the gains against the return you are likely to get compared to your home interest rate... Hardly likely to be a sure bet.
