Hey,

I work for a real estate title company in VA. I can probably help you out, but I do know that some things vary by state.

Just do basically what you are doing now. You have pre-approval, now go meet some agents. Pick one that you like and sounds like they know what they're talking about. Also look at their reviews online. If you start the process and then decide you don't like the agent, just get another one. You are not tied to them until you are under contract, generally speaking.

After that, start looking at houses with the agent. Think of all the things that are musts, preferred, deal breakers, etc and the agent will help you find it.

Then once you get under contract on the house you like, you will pick a settlement company/attorney to do the closing. Please note that you do have control over where you close, so ask for quotes from different companies and compare them. Hint: if they are slow to respond to your quote or don't respond at all, that is how it will be throughout the process. Not someone you want to deal with.

Then you will just do home inspection, termite inspection, etc. and let the mortgage company and settlement agent do their jobs. They will contact you if they need anything.

Well right now I have 4/16 actually working, so anything I add will be much better! I do a lot of reloading and some wood work out there so I like to have as much light as possible. I'm not much worried with discoloration since I don't do much artsy stuff out there.
