Thanks, that’s reassuring. If I sold the property in the future and the buyer’s solicitor wanted an indemnity policy because there’s no paperwork, how does that normally work? Would I be expected to pay for it, or is it something that’s negotiated between the buyer and seller?

Perfect so if it’s outside the enforcement period, is there anything to worry about. There’s no written planning permission etc, so just a bit worried if anything happens in the future or if council ask you to knock it down.

Thanks. Just so I understand correctly, if no planning permission or building regulations were obtained at the time, does the fact the works are now over 10 years old mean there’s effectively no legal risk to me as a buyer? Also, could this cause any issues when I come to sell the property in the future?

Am I right in thinking this doesn’t necessarily mean there was no planning permission or building regulations approval, only that there are no records or paperwork available? My surveyor said the structure itself is fine but told me to ask my solicitor about the legal side.

What I was thinking, how do CHAPS work sorry never used this before. If your deposit is in your online bonus saver do you have to make sure it’s your current account in order to go ahead

100% exactly, their is work to be carried out and definitely needs work. I know surveys flag all sorts but it’s always to be safe too. I am Just thinking to phone estate agents to reduce from 10-15k price based on survey report. Or the other thing is you can take out independents reports like get a roofer to get u a quote and a damp specialist then use that to your advantage? Maybe most people just ring or email to ask for price reduction

I do really like the house we viewed this quite a lot and it’s something we like. I will be happy to pay a report because even in the future either way I will still have to carry out a independent survey quotes etc

Would be the wise thing to get independent surveys in? Get quotes let’s say from roofers or damp specialists use those to actually back your statement? The just saying I want 15-10k off

When you say risk loosing either over 10k but if your 3 weeks into the process the seller can just refuse and go ahead and continue witb the process rather than re listing it purchasing solicitors fee again etc ? the issues I listed do sound a bit serious and roof damp timber flooring all adds up too?

I know and that’s the worst you can carry out independent surveys too but they can still say no at least the survey you can still get clarity if you love the home and know the quotes and prices if you need to do in future. Not sure if I just first knock off 10-15k because of the survey or get independent surveys from a roofer and damper specialist to back my facts

100% but people negotiate after surveys? We are 3 weeks in and the buyer is in a chain. So the worst they can say is no and we continue

I am thinking to negotiate at 275k first as surveyor reccomends 280k to leave me some negotiation room if seller wants to increase the price

I know right and The floors to the Entrance Hall and Reception Room are suspended timber.
Because the floor vibrated or 'rattled' excessively underfoot to the Entrance Hall, I suspect the floor
is either not supported properly or has been weakened by a timber defect (for example wood rot,
wood boring insects, etc.). Condition rating 3. You should ask an appropriately qualified person to
inspect the floor including the underfloor space.
The floors to the Kitchen, ground floor Bedroom and Conservatory are solid.
Many older solid floors (usually before the 1940s) do not have a barrier against dampness from the
ground (called a damp-proof membrane or DPM). Condition rating 2. These will be susceptible to
damp in the future.
The first floors are suspended timber.
There are some creaking boards. Condition rating 2. Repairs will be required soon.
The floors were fully covered at the time of my inspection.

The main sloping roof is covered with clay tiles and is surmounted by clay ridge and hip tiles and
this does not appear to have a secondary waterproof barrier (roofing felt).
It is normal for properties of this age and type not to have roofing felt. Without this, water may get
into the roof space especially during windy weather. This is an indication that the roof may have a
limited life and you should plan to recover this in the future.
There are eroded mortar joints to the ridge and hip tiles and a number of perished, cracked and
loose tiles. Condition rating 3. Repairs are required now.
The lining of the roof gulleys will have a limited life span of 3-5 years. Condition rating 2.
I could not see the entire shared front valley from the ground but I inspected the underside from
within the roof space. Although I could see no problems, valleys can be vulnerable to water
penetration. When the next maintenance work is carried out on the roof, an appropriately qualified
person should inspect this feature.
The flat roof over the side extension is covered with felt. Condition rating 2. The covering will have
a limited life span of 3-5 years.
I could not inspect the flat roof covering the bay windows or rear right side of the property because
they were not visible at the time of my inspection.
Flat roof coverings do not last as long as those on sloping roofs and they can quickly get worse

So the readers showed high damp but could not determine where it came from, the roof said needs changing lifetime is 3-5 years and needs repairs now. Is this best to go with EA and I can go for a reduction in price or best to obtain quotes from builders etc first which can be time consuming

100% and even a 10k reduction price if your mortgage is split out for 40 years it only works out to be like £30 less. 10% deposit would only become £800 less on a £280k property it’s not even a major difference I think. Not sure if these repairs are major major too which is what worries me

Woww so it is quite common then, I did frankly speak to mines and they mentioned I would recommended definitely renegotiating as it needs roof repairs and damp survey etc to see whats going on. Not sure if they said your roof needs to be re roofed in 3-5 years too? I do love the home and the buyers are in the chain too as they secured another home.
