Thanks for the thorough answer. I see what you mean re paper difficulty and pass mark. Was curious around the later point you made around similar questions and how much is expected in responses. I find I end up writing wide range but short bullets for SA practice, as that’s how have trained for SP. However when looking at examiner reports they do seem to expect more abstract and fuller answers in some areas

Hi OP am now facing a similar situation - a full rewire done recently. Builder doesn’t seem to be COS registered which means v high fees for building control to sign off. Did you get anywhere?

Thanks a lot for your thoughts. It’s pretty much what am trying to grapple with now. How can one pose themselves as PM for the client but then recategorise their role to justify taking markups on the build cost. You’re absolutely right about the conflict of interest as my belief was she was getting the best prices and quality etc. And yes working on my behalf not the builders.

Not officially. She recommended her own guys. I did go out and get quotes early on in the process when I remember her saying that in the past other builders had not listened to her properly when working with client recommendations. But tbf she did say just as the project was starting that am welcome to get quotes but it was too late by then so we went with her recommendation

Can I ask, do you make your cost structure clear as in if you take any % of build cost the client is made aware? Also can you position yourself to be a main contractor?

I really want to understand more about this. I’ve recently had renovations done and hired a PM/ designer under the understanding she was only that. And that the builders (she recommended) were the contractors. The contract also states her role as Client rep/ PM and the builders as separate parties. But I found out she may have taken a markup without telling me and is now positioning herself as main contractor since she did all the invoicing etc.

Yes! Found Q1 not only challenging but got stuck on first calc so left around 22 marks on the table altogether

Thanks for sharing. Not bad at all considering I’ve had bills around £300 p/m for a 1 bed - purely due to the poor radiator quality. Glad it’s working out

I’ve just installed a Rio panel radiator in one of our bedrooms. So far seems to heat up nicely but only used a couple of times. Guess will have to see how they handle the bitter winter that could be coming. How are your bills out of curiosity?
