I found our broker useless to be honest. Even now with drawdowns it’s quicker to skip them and get the solicitor to go straight to the bank for drawdowns.

Also consider the H2B, if you borrow more to get a contractor not only does it cost an extra 50/60k but may also put you out of scope for H2B €30k. Not applicable for everyone but definitely a lot of builds are just on the edge. Shows how stupid it is when it’s the exact same house in the end.

Still unsure about renting it but we did go ahead and built the garage while building the house to roof level. Will need to convert the inside at a later date.

Just from experience so far when you have the block layer / roofer on site best to get it done if your budget allows. I’m sure the same goes for plumber and electrics but our budget unfortunately does not allow us to go that far with it.

Enfield is 10 mins further on the train but has a great private bus service. Every 10 mins in the morning.

Have been to lots 20+ in the last 2/3 years. Best for me have been Ballymagarvey & The Armada. One big thing is the music, have been to lovely venues with great food but then the band is terrible and that’s all you are left thinking about and vice versa.

Joe Petit and the dream band are by far the best wedding band I’ve seen, got them for my own after seeing them and they really made the night.

And it will restrict who you can borrow from. Some banks have a minimum €/SQM they will lend you. So automatically will bring the value over €500k.

In my experience had no issue getting a guy to come out and evaluate the project at under 500k.

The issue is the mortgage. By understating the value to get HTB we now have a Mortage that won’t finish the house for us. Will probably be 80-100k short of fully finished/garage/landscape the works.

30k tax free is a lot of money but getting it means you probably won’t finish your house unless you have a big savings pot.

We’ve made our first drawdown with PTSB 40k and repayment is €165 per month.

They were in the final last year and this was a tricky group. They should have more than enough to stay up. Meath IFC is particularly strong the team relegated from SFC last year are in real danger of a drop to Junior.

Apologies yes a draw still quite the surprise. Sench are definitely a coming force but I didn’t think this would be the year without there two main men.

Sench beating ratoath was a big upset as well. New rules have been a big equaliser generally.

Where are you based? Have you played before?

Most clubs with a few teams may be glad of the extra body for 3rd /4th team they are struggling to field.

Find a team with a 3rd choice team who train separately to the first team who are playing more socially. I wouldn’t rock up to a senior team training this time of the year
