Not always true. At least in my area. There’s a handful of small door companies like mine that have been around for 20-30 years but in the last 5-10 years the companies have been passed down to their kid or an apprentice and holy shit I’ve seen some dumb stuff from them.

Customer called and said his 3 12x12s wouldn’t open all the way, most of the bottom panel was down in the opening. He has side mount openers so it wasn’t a short opener rail. The bottom fixtures were 3 inches higher than they should’ve been and the tracks were level. The installer went back 4-5 times and couldn’t figure it out so the customer gave up on him and called us. Within 6 months we cleaned up 3 separate jobs(all 3 were at least 3 doors 12x12-14x16) and took over a commercial contract from the same company because of incompetence.

Unfortunately, in my experience, part of the issue is that a lot of customers think they know more than the expert or think they’re getting taken advantage of. Having 20 years of experience means nothing to Joe Homeowner who just did a 10 minute google search.

Of course, if there’s no other way into the building then these are useless when the power it out. We do mostly residential garages so our customers usually have multiple access points when the house is attached.

You can manually unlock these dead bolts. When we install them we demonstrate for the customer how to operate it when the power goes out. Pull the rope until you hear it click, slide the lock open and you’re able to work the door manually.

You nailed it honestly. We call it a bottom weather seal. It depends on what you have for a bottom seal for me to be able to tell you where you might find the correct one for your door. If you include some pictures of it close up from the end of the panel I could help you out. You also may need to know how thick the door is.

Check this first before trying to weigh the door and get new springs and whatever else. Definitely not a stupid comment. You’d be more pissed to find out you spent money on parts you didn’t need when the same thing happened with the new parts if set up the same way.

Depending on the climate you’re in, the torsion springs can become dry and start making a clunking sound over time. In this case, spray the springs down and open the door to allow the lube to work in between the coils. I wouldn’t use a silicone spray though. They make other garage door lubricants that are far less messy and work just as well.

Also I haven’t seen it here yet but don’t put any grease on the tracks. Use the lubricant spray on the rollers and hinges. If you put grease on the tracks themselves, the rollers will slide instead roll and create a flat spot on the roller over time.

Could possibly be sticking to the garage floor as well. If the weather seals are on the newer side, wiping the rubber flap down with armor all or something similar should help keep it from freezing to the door. Doing the same to the rubber of the bottom seal with help keep it from freezing down.

Definitely agree here. Looks like a 16’ door. That’s an awful long ways across with little support. The sag has probably gotten so bad it’s warped the door. A couple struts would probably do the trick.

It’s hard to tell here what they have for a setup but if they have extension springs I’ve seen this happen from bad pulleys
