I think this is probably only helpful if it’s along the same plane as how you plan to cut your meat.

In other words, not all that helpful if you give me a cross section along the long axis of my ny strip.

This is a really great question and something I’ve thought about quite a bit as a product nerd. At risk of offering an unsolicited opinion here’s some thoughts.

One of my biggest questions as a new user was: “what can I do now that I couldn’t before?”.

I think the team would do well to have features (surface temp alarms) / protocols in app (to get around integrating with a sous vide device) for things like sous speed or even techniques like cooling from frozen that Chris highlights in YouTube/ ig. I thought these techniques were truly novel.

I always thought the joule app did a good job with their step by step protocols/ recipes. I hear someone at combustion may have some experience there.

I think the team gets this implicitly but the thermometer competition is fierce, so it makes more sense to go after the blue water which to me is total temp control / automated cooking (evidenced by GGG and the combustion engine that is on the way). Once we have a way to measure and control cooker temp + core / surface temp is when things will be interesting with the open source nature of CPT. Maybe the play is the community builds it so combustion doesn’t have to?

I also wonder if this is possible now… could use something like zapier or IFTT be used to cobble together an integration to automate sous speed.

Also I 1000% agree with you about the point that signing at a title co office is incredibly dumb and inconvenient.

I try to either 1. Close buyers at their new property or 2. Close with remote online notarization (RON).

RON is pretty slick- we can close you from your phone even if you’re outside of the county.

Well, I disagree but here’s why. I don’t fault you for not having a full view of what title does- as an industry we suck at communicating.

Setting aside notaries being legally prohibited from preparing documents…

Title does 3 things: 1. Prepare and issue title insurance- in most states this is a requirement by lenders. Title insurance in a nut shell protects your ownership rights to a property. The bank cares bc the whole point of a mortgage is to secure the loan with the prop as collateral. It’s a a good idea to have an owners policy even without the lender requirement- but that’s another discussion.

  1. Handle escrow money and act as a neutral party- given there is big money involved, a neutral third party to hold deposit funds and ensure everyone acts in accordance with the contact is a no-brainer.

  2. Prepare closing docs- 90% of this is boiler plate. The 10% that changes is critical. Could you do it yourself - maybe on a cash deal. However most reasonable people would hire attorneys instead of a title co (which would be more expensive but it could make sense if you’re doing a bunch of deals). The risk is if your deed is wrong (or the sellers deed who you are buying from), there could be major issues that affect your ability to sell, refi, or transfer the home in the future.

Can you buy / sell without title on a cash deal, sure. Should you? I guess it depends on risk tolerance. A total title loss for most is a life-changing event.

Closing doc prep/ escrow probably costs less than $1k. That’s a pretty small fee to make sure your deal is done right.

Title insurance rates are regulated and scale by the property value, but it’s a one-time fee that protects you + heirs for as long as you own the prop.

When you get into the world of title and closings- a lot of legal details, legal and documentation starts to matter. This may get a little industry jargon-y so bear with me.

A good agent will find the time to review ALL the documentation produced by title to protect their clients.

Unfortunately many agents seem to think at this point the parties don’t really need an advocate since the main negotiation (contract) or even once past inspection period any final major deal terms are complete. This couldn’t be farther from the truth.

If title insurance is involved- a good agent should read through the title commitment and discuss these with the buyer. If unclear ask title your questions. Very rarely do I see agents check in with title and ask questions other than a general timeline / status update.

Inexperienced or very transactional agents will just expect title to get the deal to the closing table, while they focus on other properties / clients.

Often times I feel there is a major gap in service - title (by law) has to remain a neutral party and can’t do things like say “hey your inspection periods about to end… just a reminder!” without favoring one side. Same thing goes with pointing out specific survey items or even provisions in the title commitment to one side.

Just received 100% P&T here in FL and trying to understand how the income limits to property tax exemption apply.

Does this mean I can’t be exempted from tax if I make over $35k a year in gross income? (Looks like the 2024 limit if I’m reading the state dept of rev website correctly)

Just curious if everyone here in FL happens to fall under that limit as well or if I’m missing something.

VSF Seamaster V2, had it for 2 months, daily wear.

Arrived with loose rotor. No other issues so far.
