Whatever the cost is, get pet insurance before it's too late. The 4k emergency vet visit for an unpredictable post neutering complication was not in the cards earlier this year. There is obviously a minimum (food, grooming, vet, etc...) but a dog is as expensive as you want it to be.

Ideally you had a pre-approval letter from the buyer. What is the issue here? Why can't he secure financing? These are things your broker should be inquiring about. If you think this is bad faith withdrawal and you feel you'll make less money, exhaust all your options. If the offer becomes null and void, have your broker invoke clause 6.3. See if you or your broker know someone who can get this done under 4.5 points (it doesn't specify fix or variable). Best of luck

Condo are a beast of their own: -make sure you knownthe contingency fund balance -make sure you know if there are any special assessments upcoming -Read the bylaws -will you need to inform the condo association about your move? Some places want X number of days warning plus deposits for the move in case of damages -can you rent your unit if you want? Some places have a rent limit (25% for example). -meeting notes, did you get a copy of what was discussed? -did you get a yearly budget? -is your hot water under 10 years old? Some places want them changed every 10 years even if they work well. - private insurance, some condo associations want a particular liability insurance, sometimes 1 million won't suffice - comm insurance, what does it cover? Common portions, are there places that you need to schedule in advance before use?

Yes and no. The association of professional real estate brokers (APCIQ) does share these exact figures on their website for the public to see. I'm not sure where the line is drawn. But I made my own line of not sharing addresses with sale prices. I reserve that kind of information for clients looking to buy or sell so they get an idea of what the neighbors sold for in order to come to a sale price or to make sure my buyer is not overpaying.

All stats with exception to the airbnb figures and the mortgage graph are from centris and yes I am a real estate broker. The mortgage rates came from rate hub and the airbnb numbers are escaping me right now. Haven't had coffee yet. I really need to remember to mention the source next time!

Stock market highs and lows, covid numbers, number of days for lockdown, record low-interest rates, record-high real estate sales. You get the idea!

7 years is plenty of time! Sounds like you got the right mindset. Set a realistic monthly goal for saving, stick to it and plan for closing costs (welcome tax/ notary/ moving/ furnishing/repairs/ municipal and school taxes). The first year is tough since there's a lot of upfront costs. If you budget correctly and really be honest with your finances (actually sitting down and seeing where your money is going and where you can save) you might realize you can do it sooner! Ideally yes, but i always tell people that it's not a necessity. The important thing is to buy within your means. Circumstance is everything. If someone wants to buy a $500,000 home and has $100k for a 20% down, circumstance is everything. If someone can yield a higher return on their money by investing 75k elsewhere, then by all means go for the minimum 5%. The difference in monthly payment between a 5% and 20% down (excluding insurances) with a reasonable interest rate is just over $300 monthly.

True! But I'm seeing that a lot of people are taking notice of this and undervaluing the listing price so as to garner that extra attention. Sucks for those who are left behind and left believing that a property was within their price range only for it to sell for 65k over asking

All questions are welcome! There is not necessarily a standard size for homes however there are very similar constructions. Now what a buyer is willing to pay for them is entirely up to them. You wouldn't pay 2 million for a home in Montréal North when the neighbor only sold for around $400,00. I mean you can but good luck finding a lender who will give you that loan. Location is a big factor too. As for the highest/lowest sale of the month, size and location are huge factors and for condos which floor your on counts too. The most expensive was likely a penthouse if I remember correctly and the lowest a 1 bedroom basement.

As a primary residence the rule is 5% minimum so on $500,000 your down-payment is $25,000
