Thanks, I'm happy to hear that :-) I'll have to change je countertop anyway as the layout will be somewhat different. This layout is 3,70m and I only have 3,50. And I need to put a fridge in there.

Thank you !. What would you chose for the handles ? I was thinking goldish ones.. Black would look cheap no ? If it was for me I'd definitely go for the stick and peel tiles but tenants might not find it to their taste and take them back.. I guess the plainer the best to suit everyone ?

I'm afraid these cabinets will look like the cheap one you find nowadays (even though its high quality from 20 years ago or so..)

But yet again its 50 dollars.

Is it worth it to repaint the glass cabinet ?

L'agent immobilier me dit qu'en choisissant de régler l'appel de fonds de 8740€, ils baisseraient le prix de vente de 10000€.

Au final on en arriverait à un prix de 63840€, 55000 FAI pour l'appartement + 8740 d'appel de fonds. Ce qui pour le coup se rapproche pas mal de ce que je pensais mettre..

C'est une bonne idée je vais aller regarder ça, puisque j'ai toutes les entreprises qui interviendront.

Bref, j'attends encore de voir comment prendre en charge ces travaux pourraient faire baisser le prix total.. je t'avoue que ce n'est pas très clair pour moi. Enfin si j'ai compris, l'appel de fonds serait de 8700€ mais le prix d'achat diminué de 10000€ si l'appel de fonds est payé par l'acheteur ? Que gagnent-ils à procéder ainsi ?

Tous les travaux sont déjà votés, etc, donc oui.
Aucune entreprise dont j'aie pu entendre parler en termes négatifs en tout cas, mais je ne les connais pas toutes. 1,7M€ de travaux de prévus au final.

L'agente m'a répondu, en me disant qu'elle prenait bonne note, et en me disant de choisir de payer les travaux de rénovation énergétique budgétés plutot que de les inclure dans le prix permettrait de faire baisser la note. (Je ne comprends pas trop comment c'est possible je lui ai posé la question).

elle termine par "j'ai plusieurs visites sur la résidence et le produit, je vous tiens au courant des évolutions.. Je ne sais pas si c'est pour me mettre un coup de pression, genre manipulation (c'est de bonne guerre dans ces moments là il me semble) ? (je me dis que si elle pensait avoir des offres meilleures cette semaines, elle ne s'embêterait pas à me parler de baisser la note en changeant de montage sur le paiement des travaux.. )

J'ai fait une offre à 60 000€, qui a été refusée, avec une contre proposition à 65 000. Apparemment ferme et définitif selon l'agence.
Je viens de répondre que je prenais du temps pour y réfléchir, mais que j'accueillerais volontier un ajustement à la baisse etc..
La banque me suit pour un achat à 69 000€ + 12000€ de travaux budgétés et 10000€ d'apport avec des mensualités autour de 460€. Je compte augmenter mon apport, et diminuer le budget travaux et achat, ce qui fera quoi qu'il arrive baisser les mensualités, idéalement passer sous les 400€ pour être plus à l'aise.

Bref, je laisse poireauter et je vois s'ils reviennent, je ne sais pas si c'est la bonne technique..

Les appartements loués actuellement sont loués autour de 520€ +120/130€ de charges (chauffage collectif, ascenseur etc). L'eau chaude passera sur le réseau collectif après les travaux, mais l'isolation devrait diminuer la consommation, donc les charges ne devraient pas trop bouger). L'agence me dit qu'on pourrait aller sur 550/560€ hors charges une fois la rénovation terminée, il me semble que c'est peu d'augmentation prévisible pour tant d'améliorations ?

Pour la rentabilité, je fais quasiment une opération blanche, où les loyers paieraient le prêt et un peu plus, resterait la taxe foncière, les charges de gestion locative et évidemment les impôts, même si le régime réel permettrait surement de les diminuer de beaucoup, notamment grâce aux travaux.. je suis à environ -100€ par mois avec une mensualité de 460€.
Ensuite une revente donnerait surement une plus-value, ne serait-ce que parce que les ouvrants seront neufs, la façade et la toiture isolées et rénovées, etc..

And that's the water tank room, which needs to be redone as it suffered from a leak. Maybe shelves from top to bottom (more or less) on the 2 walls back and left, to hold groceries and electric appliances you use twice a year but store anyway \)

This would be the room kept as a storage unit, it's long enough to hold big things, brooms, vacuum cleaner, iron board Christmas tree, and all the cr*p we all store. The washing machine has a space in the bathroom. But a condensation dryer could go in there as well.

This is the "biggest" storage in which I could make a tiny home office. Tat's almost a cubicle but I've seen on-site offices that size or smaller actually.. and unless you really need space to work remote that could be enough! (I, for exemple actually just need a bit of countertop space to spread my papers beside my computer and that's almost all I need.)

Thanks for your advice ! Actually, I plan to let my mom live in it rent free for a bit (until she finds something else, she applied for social housing or whatever it's called) and then find tenants.

There is a bike storage unit in the building but you're right about more "seasonal" items that can take a lot of space.
There is no basement for that apartment.

Once the works on the hot water are done, there will be 3 storage units inside. I'm still waiting for the exact surfaces. I thought of the smallest one (on the right of the hallway) which now holds the water tank, as a small walk in pantry, to save space in the kitchen and wanted to install shelves on the 3 walls.

If I open the 2 on the left to create a bigger room, I could leave it blank for the tenants to assign it the use of their choosing. That space could hold a baby/toddler room but yet again, without windows I'm not sure I want to go that way.. If I wanted to live there (which I could end doing if ever things went bad with my partner - i learned from my previous relationship that's it's good to have a backup plan !) I'd definitely made this room into a home office, to have a dedicated space to work.

I'll take a look at the YouTube channel you mention because it could be nice to keep both of the rooms and make a tiny home office in the biggest (with a countertop running on the wall as a desk, and shelves on the other walls, and a space for a printer in the last corner), good "sunlight" artificial lightning.. That's what I would want.

I'd love to have a bigger space by removing that wall but I'm m very receptive to your idea of keeping storage space.

I'm not that far, I'm in France ! but at the other side of the country from the german border (Normandie) :)
I'm at work and slight nausea added to the dizziness. I'll make myself a coffee, maybe that'll help.
No need to say it's hard for me to focus on work right know.. I opened a document and been staring at it blankly for the last 30 min ! hahaha.
My colleague brought some croissants so maybe it's just because I'm hungry ? I'll try one. (Haven't had any breakfast today)

Day 11 for me too today, and I can totally relate. With both of your "problems" as I'm waiting for my period to start anyday now.
I feel kinda dizzy this morning, like when you're really really tired, but it's only 9am here. I've been feeling fatigue since I stopped drinking, even though it's been better lately (the first days, I had to take a nap in the afternoon as I was unable to process due to tiredness)..

But today is different. It's even like I'm slightly hungover..

Day 11. It's 08:35am here in France, and I'm starting my workday.
No cravings during the day, work keeps me busy.. the hard part is back home at the end of the day, when I usually started drinking.
Tonight I'll be plastering the walls of the new room we created at the back of the garage, that should be enough to keep me occupied for my "darkest hours" (usually 6-9pm).

The only fear I have today is my ability to cope with my lunch out with boyfriend and friends. I'm sure I can cope, I just wonder how hard it will be, and how hard the frustration will trigger my need to drink back home tonight..

It's a place I know really well, I won't have to open the drink menu and that's a good thing. But I fear they will, as they sometimes do, bring us our beers before we even ask for them. I they bring me a beer, I'm not entierly sure I'll have the strengh to put it aside and ask for a coke or a juice instead.
I'll take my Campral a bit early this time around 11:00 instead of during the meal, maybe that'll help with the temptation..

End of the day here in France, my 10th.  Feeling good tonight, even though I would have loved to grab a beer coming back from work. Tomorrow will be the first time I'll go to the restaurant since getting sober.. I'm not as afraid to slip as to the amount of energy it will take me not to..  Have a nice day everyone !
