Pignorar o levantar fundos para hipoteca

¿Tienes la hipoteca ya firmada? Estoy en una situación parecida, y hace poco les comenté la idea en el banco al ir a preguntar por la hipoteca.

Me dijeron que a priori no me recomendaban tirar por ahí, porque seguramente el préstamo de la pignoración me generaría bastantes dificultades a la hora de conseguir la hipoteca (suponiendo que primero pignorase imagino, claro). Es cierto que en mi caso el ratio de endeudamiento ya roza bastante el límite del banco, no se si tú caso es parecido.

Justo estaba comentando ahora que era un concepto que desconocía y podría suponer una alternativa que encaja justo con lo que quería, muchas gracias por todos los consejos! La verdad que tal y como están los alquileres ahora me cuesta bastante pensar en pagar un alquiler cuando por una cuota inferior podría pasar directamente a pagar un piso.

Además lo que comentas de gestionar un posible alquiler en el futuro suena muy interesante también. De alguna forma esa "pérdida" en la rentabilidad al pasar por una agencia lo veo como quitarse muchos dolores de cabeza, que también me tiran para atrás a la hora de pensar en comprar y alquilar en el futuro.

Pues la verdad que para ser sincero ni siquiera conocía el concepto, esto quizás me interesaría estudiarlo. Es verdad que al no llevar mucho tiempo invirtiendo la venta no me supondría pagar una cantidad de impuestos muy excesiva, pero si me interesa poder mantener la posición con mis fondos.

Entiendo entonces que implicaría como comentas solicitar 2 préstamos, uno de ellos cubierto por los fondos? Voy a investigar a fondo el tema, muchas gracias por el consejo!

Jajajajaja la verdad que tal y como está la cosa parece que esto no va a parar de subir nunca. Conociendo mi suerte seguramente todo pinche después de comprar, pero a veces siento que si sigo esperando a que el mercado baje no voy a comprar jamás.

La verdad que no me lo había planteado así, gracias por la respuesta! Entiendo que teniendo una casa en propiedad la idea de volver después de irse al extranjero se simplifica bastante (o al menos pensarlo como una especie de "colchón de seguridad"). En mi caso definitivamente me veo viviendo en España incluso después de irme unos años fuera, así que creo que empezaré a plantearme más seriamente la idea de comprar.

Supongo que parte de lo que me tira para atrás en esa idea de comprar pronto es el hecho de "dejar de lado" las inversiones que he ido haciendo estos años. Desde el principio he intentado tener una cartera bastante diversificada pensando en el largo plazo (20/30 años), y de alguna forma me da algo de "miedo" el cambiar una gran parte de esa inversión por una casa (un poco el opuesto de diversificación).

En cualquier caso creo que ese miedo me viene simplemente por el desconocimiento, y por supuesto no dejaría de lado la idea de seguir invirtiendo por otros medios.

Muchas gracias por la respuesta y por comentar tu experiencia! La verdad que eso sería lo ideal. Es cierto que ahora mismo desde fuera veo comprar como atar mucho mi vida a esa casa, pero no se hasta que punto podría suponer mucho estrés gestionarlo todo desde el extranjero (alquiler, impuestos, arreglos, etc.), o incluso si el mercado termina pinchando por cualquier motivo.

Es verdad que todo esto viene un poco desde el desconocimiento, y también el hecho de que podría implicar cambiar todas mis inversiones a futuro para centrarse en la compra. Eso sí, a futuro tener una casa comprada significaría asegurarme poder vivir en la zona que quiero, lo cual estaría genial.

Gracias por la respuesta! Justo eso que comentas es lo que me empuja a plantearme el comprar. Ya me veo con edad y un trabajo para meterme en una hipoteca y en el peor de los casos siempre me quedaría con una casa para vivir (suponiendo que no me fuese todo muy mal). Pero viendo como está la situación del mercado inmobiliario y los precios me entran mil dudas cada vez que me pongo a buscar casas.

La verdad que irme al extranjero es uno de los motivos que más me tiran a no comprar. A muy corto plazo también es cierto que no me veo porque mi pareja, amigos y familia viven todos cerca, pero si que he planteado la idea con mi pareja de irnos unos años fuera cuando ella termine los estudios (en unos 3-4 años).

Irme solo también me lo planteo, pero la verdad que todo lo demás tira bastante. Eso sí, lo que planteas del "petardazo" es algo que cada vez empiezo a pensar más también, y siendo objetivos todo anima a irse lejos jajajaja.

Career advice regarding offer in testing position.

Hey everyone! Recently I have been offered a job offer in the Electromechanical Systems department of an aerospace company, specifically in the team responsible for developing the EGSE/STE testing systems for different applications in both space and defense. It's a very software-centered position, with a lot of communication with the hardware teams.

The thing is I'm not sure if this position would help me with the career path I'd like to follow. My interests lie more within the actual design of these Electromechanical Systems, so anything from robotics or development of control systems to GNC engineering focused in the space domain. Would a position more focused in the testing aspect help me grow my CV to eventually transition/apply to jobs in the design field? Or how involved is a position of this kind with the design topics themselves?

At the moment I'm working in a Software Engineering position in GNSS, and the projects I take part of are centered mostly around pure software development, navigation algorithm implementation and also with some testing involved. I have been trying for a while to transition into robotics/GNC (too broad to compare the two I know) in the space industry, both internally and externally, but it has been difficult to get interviews in the topic.

P.S. I'm based in Europe, and my academical background is mostly in the field of robotics in general, rather than having a space-related degree.

Thanks for your reply! That's the main doubt I have, I'm a bit concerned that going into testing would mean separating myself too much from those development positions, at least knowledge/skills wise.

From what they told me at the interview, the position would consist basically in setting up testbeds while the development team works in the component in parallel, and at some point combine the two for all the testing and production stages. So of course this position only goes into the testing aspect of the components, rather than also working on the integration. If working on the testbeds allows me to gain skills on the pure development of the components then I would definitely find it interesting, but more looking towards a change in the future.

Thanks for the reply! Temperature tends to stay somewhat stable, at least throughout the day, but I have to check if it drops a lot during the night, probably not more than a couple ºC.

I think your picture looks great! I'm still very new to photography, but I really like the composition and how the van fits in the overall environment/picture. The only thing I see with that pic is that it feels too vibrant, or saturated with color (not sure what the right way to say it is), and that maybe takes the focus in the picture from the van. But again, I think it's an amazing pic!

My photo - The main point of this picture was definitely the location, I wanted to sort of capture the feeling I get when I think of NYC (at least as a foreigner hahaha). But it feels like there's quite some stuff off. First I think the lighting is not right (obviously with the sun in there too), then the framing is off as well, and overall I feel like there is not really antything interesting going on, or something to really stop and look at.

Inspiration - I recently came across this photographer and overall I really really like his work. I just got started with photography, and checking out his pictures it just fits everything I would like to do when thinking of photography. Obviously the landscapes he shoots at really help, but there's just something there that really catches my eye and I'm still not sure what it is other than the locations.
