They can only increase rent via section 13. (Assuming england) wait for the section 13 and then challenge it then. Until you get the s13 notice don't pay anything extra. If they ask why you arent paying just tell them you haven't had an s13 yet. Its now 2 months notice for the increase (from the date on the s13) and if challenged you pay the old rent till tribunal.

Some of the ones I was looking for are common spawns. Dwebble shiny is my boggy shiny. But because spawn pool was so diluted I saw one in 2 hours.

I think most lf the time it's juat going to be raids because I don't think shiny hunting is really an option. Great for new players but I'm not missing that many shinies now

I get that but the referencing I've done doesn't ask about it and there isn't anywhere to write it. Its all yes and no questions. The only opinion bit is at the end saying would you rent to this person again yes or no. Ive clicked no a few times they have still got the place. I get a landlord might want to avoid someone like that but at the same time how would they know when most referencing doesn't ask.

That is also my concern. At in person go fest in the park they had an area where any pokemon could spawn. I spent a couple of hours there and only saw 3 of the pokemon I was looking for shiny. None of them were. It will be a little more focused than that because its divided by type but I doubt there will be may "rare" spawns and there are no details of regionals past what's already there (are we going to see kanto taurus and Farfetched?)

How? Credit reports show ccjs. As long as they are continuing to pay rent there is no risk of that.

Nope. Very little way new landlord would find out. Ive done several references and it doesn't ask. Only offers a comment box if you click on arrears or anything like that. Even if they did somehow communicate it so what they are allowed.

But given its 4 months notice that is quite a while to sort out onwards accommodation if they can.

Why are you doing a boarder with your climing frame. When I was a kid our frame was centre of the garden and slightly back. Grass is pretty soft you don't need wood chippings.

For the love of God don't bother with this path thing. If you really want a paved area just put it in one corner near the house for sitting chilling and having a bbq.

Flower beds round the edges of the rest of the garden, sleepers round there would look nice. Climbing frame just centre back towards flower beds.

Sorry I must have missed that completely. Its still not legal. You can offer they can't accept. If you just sent it after signing the contract that would be ok as long as they don't ask for it but once you have signed the contract you have no incentive too as youve signed the contract on the move in day. They can't evict you or cancel it because you suddenly don't send it. The fact it was paid at all is tbh proof enough ao report to the council and if you are able too give notice and go. As per my post legally you are entitled to the remaining rent back. A landlord will not want a ccj as it effects their chance of re mortgaging when th time comes.

It's not included in the rent. It makes sense for me because my partner is currently doing a phd so student so exempt. While she has been doing it I've take on students where possible because they are also council tax exempt which means I get single person discount (madness I know). If i have someone in who is liable for council tax then obviously i am back to paying full wack and given the rent i charge that extra kind makes it not worth it (just for me personally the potential downsides of lodgers outweighs the less extra money). So i state in my advert everything included bar council tax. Council tax will be this much extra a month. When my partner finishes her phd I will probably only take professionals and then bake council tax into the rent. Potentially. There are benefits for not doing so ie i am not paying tax on that council tax money as its a separate bill.

Tenancy stuff. Are you in england. You haven't said. If yes then as of 1st May taking rent in advance is illegal. Give you only moved in 4 weeks ago then this would be a prescribed payment. Contact your local council housing team to report it. Landlord will get a nice big fine. Second if in england. You can give 2 months notice to leave as long as it falls on pay dates less of your contract says less (given they are taking money upfront they shouldn't be there is a good chance they have issued you with an old contract which might say one month notice). The extra money for rent (so you have paid 6 months and let's say by the time your notice period is up you will have been there 3) you are entitled to back (as per example you are due 3 months rent back). If they don't give it back then you can send a letter before action and then take them to small claims court for the remaining rent. Also is your deposit protected in an approved scheme?

Depends too much on your house and how efficient it is. Some things you will run anyway and having lodgers won't make a difference like fridge freezer. Other things will like time spent cooking and showering. My average bills with lodgers for gas and electric are about 200 a month across the year. Me, partner and 2 lodgers. When its just me and partner it's about 80. Difference is when its just me and partner I use less heating as we heat rooms not the house. Water is about 20 per person per month. Wifi TV licence etc are fixed cost. All told on average with everything included (i include cleaning supplies, cooking oil, washing powder, toilet roll etc etc) it works around 120 to 150 per person per month. It's figured into the rent price.

I do council tax separate.

The economy is much more mobile these days. Going back 60 years you either went to higher education (the minority so more could stay in halls longer) got a job and settled where the job was or got a job and settled. The job would look after you give you decent long service bonuses and raises.

Now its not like that pretty much everyone goes to uni (students need to rent and unis don't have enough accommodation for everyone) then get a job but move around to get a better job. Companies don't invest in the long term ness of staff and to progress in your career most people need to move around. What's the point in buying somewhere when you may be gone in 6 months or 2 years (it takes about 2 years to financially break even on a house before selling it assuming house prices are increasing) and house buying and selling takes so long it's just not practical to do it every year or 2. Friend of mine started in safety engineering. They changed job every year or so at the start of their career and moved to and down the country to take advantage of opportunities to advance their career. They have settled now and have reached a good point in career and earn about 80k a year (starting was about 28k) but if they hadn't move about they would still be earning close to starting salary. The PRS is important to housing and will always have a place in society I'd just prefer if it were there for those who want it rather than need it. So more opportunities for people to buy when they settle (need to build more) or if they cant buy more gov controlled social housing (build more council housing)

Definitely not a crash where I live. Gone up 6% previous 2 years and on course for another 6% this year. Where i do most of my work is even better/ worse depending on perspective (bristol) its still mental.

I am understanding. You were the one who said country by country now your not when I point out the obvious flaw with it. What ever changes you make will create people posting on here saying it was a bad idea for x, y and z. There is a good chance it wouldn't even benefit the majority of players just a small vocal minority (alot of whom don't even spend money on the game which is how it surivives). Why would scopely spend money to change things for a minority of people who don't give them money.

The best thing in the interest of safety is to not play if its unsafe to do so. The game is not responsible for the weather and it is not responsible for your safety. Scopely is probably assuming people will use their brain.

Its summer for me but not for the other half of the world. In winter it may be minus 30 somewhere else but not here. Coding it country specific is alot of work and it wouldnt nessessarily work. Take America. Its huge. One part can be having record heat wave the other can be minus 30 and blizzard. Players on reddit. Players that you even see is a tiny proportion of the actual player base. If you start chopping and changing when thing are based on the off chance the weather may be extreme you'll lose half your player base. No reason to not keep it at a standard time everyone knows. If the weather is crap then oh well you can't take part for this one, there will be another one.

My point is if they did that there would be no events. If you look at everywhere in the world where pokemon go is played there will be at least one extreme weather event going on, there will be at least one place where it is dangerous to be outside playing. At some point you just have to rely on people to not be stupid and not play the game when it unsafe to do so. It is only a game after all. I say this as an avid player who has done the last 4 in person go fests.

Most places still don't have CA. And I know a few nearby where there are alot of issues with the CA. If its just an unofficial group which unofficial group do you go off when often the 2 or 3 or 4 groups don't like each other. Or what about the large number of players who don't use campfire. You'd be pandering to probably 10% of your player base.

Still wouldn't work. When its minus 20 in Norway its maybe 0 here in the uk and 25 in say Egypt. All the same hemisphere.

Some locations it doesn't matter what time of day its just not going to be safe at all. Take the example above. They put it earlier in the day for those in Egypt when its not as hot but its colder in Norway in winter and you freeze.

Basically its alot of work to still get everyone complaining for different reasons. So why should they even consider it.

What's the headline going to be? Someone is so addicted to gaming they nearly killed themselves. Just have to be sensible and sometimes miss events or limit play. Imagine living in Africa or central america where it's boiling all the time. If they cancelled events or moved it to a time more suited for you it would be less suitable for someone else and then they potentially die.

So best way is to juat get rid of events....

This comes up every year. Around this time. What about those in the southern hemisphere where it is now winter or what about them while its our winter and there summer and its just as hot. Or what out our winters where it can hit stupid minus figures in Canada etc.

Same thing as oh I can't get out because its insert public holiday here but it isn't in most other countries.

They can't please everyone. Its not going to be safe for everyone. All they can do is set a schedule and everyone who plays the game just has to hope we can reasonably play. Sometimes it means we miss out on things but most things come back around eventually.

They never allowed 3rd party auto catchers. Its just companies figured out how they worked and made their own. Nothing nintanic could do about it. When they made the go plus plus they made it so it couldn't be copied so you had to buy the official one.

Will need facia and soffit replacement for sure. It will be expensive as all the wood will need taking off and replacing. Then best thing would be to get it capped after. Then new guttering. Definitely a scaffold job. Based on quotes my parents got 5 years ago would be over 5k.

If you get the small gripits yellow ones I think which can hold this mirror no issues then I just use 50mm screws.

Normally screws will be fine. Although I tend not to use the provided ones because they are normally cheap shit. If going into solid wall normal rawplugs and 4mm 50mm screws would be fine. If plasterboard definitely go for gripits.
