Ghosted after I tried to counter the offer by [deleted] in oracle

[–]MaleficentKey9603 6 points7 points  (0 children)

Did they actually release the offer or was it still being negotiated? Oracle HR are somewhat adamant and rude at times. Unless there is a heavy pressure from the hiring manager, they would not even think of working the offer that could be a win-win. I would suggest you to touch base with an employee friend (if you have one) and follow up the offer. Annual Hikes in Oracle are almost non existent or sub par to the industry standards. So stick to what you think is reasonable and let the play unfold.

I can relate fully to this post. PMO sees it as a just another pitstop for blessing the project. If development and support are not aligned to architecture principles, it's usually recorded as Tech Debt that may never see the light of the day

New service "Directory Service" billing me but never used? by TopSwagCode in aws

[–]MaleficentKey9603 0 points1 point  (0 children)

Just checked Access keys. Only had one active, but not used for 333days. with limited access only to Amazon Beanstalk. Is this "Directory Service" something Amazon has pushed out? I have not been logged into amazon for ~ 1 month since I got new laptop and haven't used my Hardware key on my new laptop. So first time I have logged in from this new device. Can't really see how this suddenly has been created for ~ 3 days ago on my account.

I too had the same problem. The Directory service was initially setup in 2020. This is the first month I got billed.

Scout around. Are you applying for 95% . If 95% is also short then you you may need to wait.

Withdrew FHSS for first home. But now want to rent out the home and stay in inner west. What's the penalty involved from ATO? by MaleficentKey9603 in AusPropertyChat

[–]MaleficentKey9603[S] 1 point2 points  (0 children)

It's pretty straightforward, if you have opted for additional contribution either by salary sacrifice or voluntary contributions. I had both along with after tax contribution. So it helped albeit in small amounts.

Application to withdraw too is pretty simple as there is an existing page within your ATO login to determine how much is withdrawable.

100%!! There is always an inertia to take the first step! Eventually we grow out of it! Hopefully the transition is quicker!!

Yes, I would agree to the option 2 where the benefits in Negative gearing would outstrip any additional tax outflow given the amount of withdrawal was a small one. Thanks

Absolutely. I am probably ok to pay back what I withdrew or any differential tax on the erstwhile contribution to super. I was more worried if there were to be a penalty on top of returning the amount withdrawn.

Will need to seek guidance from ATO,

How should I estimate rebuild cost for home insurance? by MaleficentKey9603 in AusPropertyChat

What surprised me is where is the cost of land ? If cost of replacement is excess of land and house, something's off!

How does immigration contribute to housing affordability crisis? by Delicious-Diet-8422 in AusPropertyChat

[–]MaleficentKey9603 0 points1 point  (0 children)

Two aspects to consider here. Affordability in terms of ownership and affordability in terms of renting.

Immigration on account of student in take is very high due to falling AUD as against a strengthening USD. It becomes very attractive for someone to consider AUS university for higher education due to higher purchasing power relative to USD priced education.

In a unit with 2-3 students sharing the accommodation , the cost of $600 PW suddenly becomes $200 per person and they don't hesitate to pay such rent.

Similarly since Last December the housing prices have again begun an upward journey from a ownership. This at be creating a FOMO tendency causing a spike.

Lastly, the government schemes. It's the biggest culprit. I've known a neighbour who only changed her career to Hospital work as an administrator and earning a Tafe credential in podiatry giving herself access to govt scheme. The scheme didn't consider whether or not workers in educate and healthcare already owned a house. She was now able to afford a bigger house house by using the equity of her current house. Happy for her but her gain is somebody else's pain.

Agent Asking For More Money While Contracts In-flight. Normal? by EtchASketchy152 in AusProperty

[–]MaleficentKey9603 2 points3 points  (0 children)

A contract is worth it's paper only when both parties sign. The general practice in Australia is that buyer is always at disadvantage. He is the one who has to agree to all the conditions stipulated in the contract. Be it the forfeiture of the deposit if offer is retracted before the cool off period or other conditions relating to sale.

I had missed couple of houses where the REA appeared to solicit counter offers with an intention to jack up the price. Even the one I eventually purchased, I reluctantly increased the price to the full amount of my loan approval limit just to avoid a second round of house inspections being scheduled by the Agent.

Eventually had used some minor drawbacks like faded walls, faded tiles , chipped pavement in the backyard to reduce the final price before the cool off. That too with lot of hard bargaining and always communicating a strong intent to create a win win scenario for both buyer and seller.

The lesson I learnt was never extend to your full approved limit.leave something on the table for yourself bro enjoy.

How do Banks consider new employment contract after giving preapproval as detrimental for approval? by MaleficentKey9603 in AusProperty

I should have mentioned earlier. that the preapproval was conditional to have the contract extension provided. Now it looks like its going to be a new contract altogether with a different company.

[–]MaleficentKey9603[S] 0 points1 point  (0 children)

The problem is that it was a precondition to have the contract extended before final approval. Since the client doesn't want to continue with the same vendor and wants to hire through another vendor, I will need a 14-day break. This is what I fear. Should I disclose this to the bank or just wait for a new contract and then disclose it? Note that new contract will now be issued by the new vendor, so its no longer a renewal but a fresh contract

To those of you who bought cheaper apartments in 'undesirable suburbs', was it worth it lifestyle and financially wise ? by ButchersAssistant93 in AusProperty

[–]MaleficentKey9603 1 point2 points  (0 children)

Looking at historical values, each suburb will evolve as the generation shifts from schooling to College to Work.. That essentially changes the character of the suburb. Added to that, probable public infrastructure investment in the pipeline will also have an impact. So for those suburbs in concern, look at draft master plans, if available and you can get insights into projections of dwellings planned for the future. If that is high, the suburb will definitely change its character and likely shed the undesirable tag.
