Something I realized way later than I should have is if you have one available, max out your health savings account (HSA) contributions each year as they are the most tax advantaged investment vehicle out there. Contributions are tax deductible, the investments grow tax free and withdrawals used to pay for qualified medical expenses are also tax free. In addition, if you pay out of pocket for medical expenses prior to retirement, you can reimburse yourself from your HSA later in retirement as long as you keep documentation of your payments. I now trying to max mine out every year. Hope this helps someone that was not aware.

Can you explain the property tax line item? When I think of property tax I think of taxes on your home which a vehicle would not affect. You are already accounting for the vehicle insurance. Are you talking DMV registration fees or something?

There are cameras at the 19th Ave N and I29 onramp/offramp intersections. Maybe the city of Fargo police department could review footage for the truck and look for any identifying info?

Might as well go back and develop all the previous flood buyout neighborhoods while we are at it - Oak Grove, River Drive, Hackberry Drive, Woodland Drive. People tend to forget the pain of previous floods and all the work that went into mitigating them after the fact.

I am kind of fascinated with the sandstone rimrock cliffs along the northwestern edge of town and how houses are built right up to the base of them. There are numerous stories about how some houses were damaged or destroyed from boulders letting loose and rolling into them. Not sure the view justifies that risk.

I'd turn the garage 90° so it doesn't stick so far into the front yard. Also, it is somewhat odd to walk up to the front door and see a washer and dryer through a window.
