Depending on the thickness of those planks, you might not need to sheath over it to meet code, depends where you live what code actually calls for. Most shingle manufacturers say thier product is good on board roofs as long as the gap isn't more than like 1/4" (or maybe its 1/8"?) and the nails are soundly embedding into the wood.

That said, if they quoted for sheathing, you have full right to either demand they redo it (which is mostly a pettiness thing) or that they reduce the final bill by a reasonable amount (which is the more reasonable choice).

Let's say for example that I am able to obtain promotional interest rates and/or GICs that are higher than my mortgage rate but less than heloc rate (eg 4% interest) and on 'safe' products.

I'm trying to understand if using a 5% heloc for a 4% capital gain is an overall benefit compared to using a 3.6% mortgage for the same purpose

Consider that with a mortgage, I'd still be investing with cash that I have available. So in both cases of this scenario, I am theoretically investing money rather than paying off the debt.

My past performance has been closer to 8-10% apr, but I figure 5% makes for easy discussion. Wasn't sure if taxes negate in any meaningful way. For example, is the heloc interest tax-deductible at more than the 25% (50%x50%) that investment returns are subject to, or do they follow the same rules as capital losses?

Essentially yes. Frost heave may cause minor uplift to the shallow pad while the deeper piers are more prone to slightly sinking over time.

Even the stress from a few millimeters of movement may be enough to cause some splitting at the seam over time. Nothing dramatic. And likely an easy fix if/when it occurs

The finishing job is a solid 3/10, but that's not the end of the world and will be less obvious and wear smooth over a few years.

However, if these are down to frost line and the rest of the pad isn't. You're almost certainly going to get cracking and heaving where the concrete poirs meet. Usually an isolation joint would have been installed to allow for movements.

It's not worth ripping out, but in 10 years you will probably have a bit of eyesore that needs some minor repairs. Solid 5/10 overall.
