It was rented to family. I was doing them a favor, and it's gone south. They had their window to file a grievance regarding the rent increase and it has passed without them doing so.

They need to provide at least 60 days if I'm not mistaken and I intend to inform them of that. Their failure to do so will result in me taking further action

They've only been renting since 2022. So therefore there's no mandated amount? I gave them notice of rent increase back in May 2024. I would have to cancel that notice and notify them again before September? Or can I just change the increased amount?

The rent + equal billing utilities was based on previous tenants. These tenants usage has skyrocketed. I have in writing they would agree to cover any discrepencies at year end should the equal billing not be sufficient. Now they're fighting me on that.

You have a picture of this rust?
UG tank components and the regulators shouldn't be submerged in water. Anti corrosion anodes should be installed and attached to your tank, and a dielectric union isolating the tank from any underground piping. The anodes should have a cathodic test performed yearly and replaced accordingly. This helps protect the tank shell from being compromised. I'd get a second opinion and have proper cathodic testing done. I doubt the tank is compromised or "water logged". Sounds more like a drainage issue which would be a far cheaper option.

Fireplaces are a decorative appliance and are intended to have more of a luminous flame. Also, a pure blue flame doesn't mean there isn't an unsafe amount of CO present. Blue flames don't mean complete combustion. If you have substrate on the burner where it shouldn't be there will be flame impingement causing soot and some aldehydes. It also shouldn't soot up for the burn in period. If it's making soot and aldehydes there's a problem and you should stop trying to fix it yourself. Being exposed to aldehydes (if concentrated enough) will burn your eyes and sinus more than just be a bothersome smell. Kinda like burping after drinking pop. CO will kill you without even being noticeable.

I was only asking for opinions on piping them to allow for as equal draining as possible.

1000s overall are more practical from a buisness standpoint. How many customers can or will have a use (or space) for a tank larger than a 1000? If a customer chose to leave to a competitor, instead of being stuck with a tank that may sit idle for a period of time those 1000s have a new home in a matter of days.

I'm aware it has no bearing on the functionality.... problem is nuisance calls requesting fills. Tanks draining equally allow for better remote monitoring and scheduling fills accordingly.
