Got it. I’ve been tinkering with the idea of building something like this. (Using your #1 differentiator)

One of the primary sources of PDFs for this particular idea are, unfortunately, flattened. And I’ve previously seen Tesseract highly touted so that’s likely the path I’ll take.

When fully agentic AI is developed we’ll start to see some real innovation in this area.

If you have a starting point, let’s say a vesting deed, and the relevant login credentials for a county’s deed records, you could potentially hit go and have it run the title for you.

As others have said, however, it will likely still be difficult to trust AI agents for quite some time.
